Last Saturday, the 9th, Seger Construtora e Incorporadora delivered the Doha Tower, a high-end development on the Meia Praia sea block that brings to the region the sophistication and refinement of the ancient architecture of the capital of Qatar. There are 40 apartments and a leisure area comparable to a complete home club spread over 28 floors and more than 15 thousand square meters of built area. The minimum ticket for Doha apartments is R$3,5 million and the project is considered a watershed in Seger's successful 12-year trajectory.
The developer's partner and engineering director, Estela Cipriani Seger, highlights the project's differences and says that investment in construction quality combined with concept is in the construction company's DNA, consolidated in the Itapema market and region. “More than a contractual commitment, delivering the Doha Tower is a joy for us. “The results of this can be seen in each building we deliver, as we build unique, solid projects of excellent standard”, points out Silvio. For Ariane, the delivery of the project can be considered a dream, not only for the owners who received their properties, but also for the construction company, with the fulfillment of yet another challenge.
The work
The building began to be designed in 2018, after a trip by the developer's partners to the Middle East. Fascinated by the mix of futuristic and classic regional architecture in Qatar, they chose to bring to Itapema the forms and textures of ancient architecture combined with the forms of contemporary engineering and the high technology currently used in civil construction.
There were 12 months of study and planning and 51 months of construction. The result is 38 apartments with a private area of 182 m² and four suites, gourmet balconies integrated into the social area and three or four parking spaces, with the possibility of a socket to supply an electric or hybrid vehicle, with two apartments per floor, with prices from R$3,5 million. It also has two units in the penthouse concept, with more than 360 m² and a private pool, with prices starting at R$7 million.
The leisure area has 1,2 m² and 19 rooms, distributed on the sixth floor and on the rooftop. It includes multi-sports courts and areas for indoor sports activities such as bowling and game space, a bathroom with a heated pool, plus adult and children's pools, a spa, kids areas and a social area with a Pool Bar. On the 28th floor are the Sky Lounge Bar, Club , Hookah Space, Fireplace Lounge and observatory with three state-of-the-art telescopes.
Prosperous future
In 12 years on the market, Seger has already built six projects that together total 49.960 thousand m² and has seven more buildings in progress, which together total almost 90 thousand m² under construction. The Vessel Residence development is scheduled for delivery in June 2024 and Zadar for September 2026 and The Edge for October 2026.
In October 2027, the developer delivers the Maestria by Seger and Amitá projects and, in 2029, the Arium buildings are scheduled to be delivered, in April, and Biomas, in September. Seger has even more launches planned and approved for Itapema and Porto Belo and does not rule out the possibility of expanding in other municipalities as well.
Promising market
Itapema currently has the highest real estate appreciation in the country, according to the November FipeZap index, with 19,58% annual variation. This high return potential has attracted major investors from across the country to the city. Security, quality of life and the strategic location close to the main cities on the coast of Santa Catarina are some of the factors highlighted by experts as determining factors for the city to occupy a place at the top of the ranking.
Itapema has also been in second place in the FipeZap ranking in relation to the value per m² for more than a year. To give you an idea of how hot the local real estate market is, in November last year the difference in the value per m² between Itapema and Balneário Camboriú was more than R$1,2. Now, it is R$283.
