Industrial expansion in northern Paraná advances with a new structured area for companies, gathering dozens of lots and a large territorial extension, while infrastructure works and interest from the productive sector reinforce the strategic role of the enterprise for the regional economy.

Londrina, in northern Paraná, is advancing in the implementation of its new Industrial City, a project aimed at expanding the productive base of the municipality in an area of 395,172.58 square meters, a size similar to 55 FIFA-standard football fields.

The enterprise was designed to host industrial activities and reinforce the local strategy for attracting companies, jobs, and investments, with infrastructure works already contracted and execution led by the company Gaissler Moreira Engenharia Civil Ltda.

Industrial expansion in Londrina and economic impact

The new industrial area is located along Avenida Saul Elkind, in Gleba Jacutinga, and is part of a plan that the City Hall of Londrina has been developing for years to increase the availability of land for the productive sector.

In official documents from the municipality, the subdivision appears with water and sewage networks, drainage, public lighting, CBUQ paving, urbanization, and complementary services, a structure designed to support the operation of future industries.

Capacity of the Industrial City and organization of lots

The configuration of the enterprise has gone through different phases since the public presentation of the project.

In 2020, the City Hall reported that the first industrial condominium in Londrina would have 90 lots.

Later, the municipal legislation of December 2023 recorded 85 lots in the Industrial City, indicating the design that began to underpin the land organization of the area.

This adjustment helps explain why the numbers vary depending on the stage considered.

In December 2024, for example, the official communication from the City Hall referred to 52 lots put up for auction in that specific phase, and not necessarily the entirety of the industrial area.

At that time, the municipality reported that 43 lots had already been sold after the first and second phases of that process.

Industrial infrastructure and ongoing works

Still, the scale of the enterprise remained unchanged as one of the main vectors of Londrina’s industrial policy.

The total area of nearly 395 thousand square meters and the location near the road axes of the northern zone were maintained as central assets for attracting businesses, especially due to the availability of infrastructure even before the companies’ installation.

The works contracted by the City Hall include earthworks, drainage, paving, public lighting, and the installation of water and sewage networks.

In official records published by the municipality throughout 2024 and 2025, the object of the contract and its administrative developments reaffirm that the intervention encompasses the entire implementation and continuity of the industrial subdivision, with a total value of R$ 36,721,789.75.

Although the promotional text circulating about the work mentions around 84 thousand square meters of paving, this specific detail did not appear with the same degree of clarity in an official technical document easily accessible to the public.

What is confirmed in the administrative acts is the execution of internal paving as part of the subdivision’s infrastructure, in addition to the networks and urban services necessary to enable the industrial occupation of the space.

The responsibility for execution lies with Gaissler Moreira Engenharia Civil Ltda., a company specialized in heavy engineering and paving works.

New investments and connection with the private sector

The advancement of the infrastructure of the Industrial City occurs in parallel with other movements of economic expansion in the northern region of Londrina.

In March 2024, the City Hall announced the start of construction of the first phase of the new industrial complex of J.Macêdo next to the Industrial City, with an initial investment of R$ 250 million in this phase.

Before that, in October 2023, the municipality had presented the complete project of the group for the region, with an estimated investment of R$ 640 million when all phases are completed.

The association between the new public infrastructure and the arrival of large private enterprises helps explain why the Industrial City was treated as a strategic piece for local economic development.

The logic of the project is to expand the availability of regularized and structured areas to reduce installation barriers, accelerate private works, and strengthen productive chains with the capacity to generate formal employment.

In a city with a regional tradition in commerce and services, the creation of an industrial area of this size also seeks to diversify the economy and increase the presence of transformation and logistics activities.

Sale of lots and current stage of the project

The most sensitive part of the project, at this moment, is separating what is already formally confirmed from what still depends on more precise public verification.

The existence of the area, the total area, the set of contracted works, the participation of the responsible company, and the land organization in 85 lots are included in official documents and public records of the municipality.

However, the assertion that all lots were sold before the completion of the infrastructure did not appear with the same objectivity in the official sources consulted.

The most specific public data located was from December 2024, when the City Hall reported the sale of 43 of the 52 lots offered in that auction phase.

Even with this caveat, the Industrial City of Londrina has already established itself as one of the largest recent projects for the expansion of the economic infrastructure of the municipality.

With almost 395 thousand square meters, contracted works, and direct connection with large-scale private investments, the enterprise repositions the northern zone of the city as a relevant axis for the installation of industries and logistical operations.
