YOD Group Built a 50 m² House with Totally Glass Walls and an Expanded Straw Roof to Offer a Holiday Retreat That Caught the Attention of Minimalist Design Enthusiasts.
Glass houses tend to attract attention for their bold aesthetics. But almost always the same question arises: are they really practical for everyday living? In Ukraine, a recently completed project showed that it is possible to combine total transparency, comfort, and privacy in just 50 square meters.
Named Guesthouse Under the Reed Roof, the construction is part of a set of three vacation houses on a private property. Although they are practically identical, one of them is enough to understand why the project became a highlight.

The house was inspired by the Mazanka, a traditional Ukrainian rural dwelling known for its thick white walls and straw roof.

50 m² House Sits Between Tiny House and Traditional Compact Residence
With 50 square meters, or 538 square feet, the construction occupies a space that lies between the tiny house concept and that of a compact conventional home.
There are no excessive divisions or exaggerated decorative elements. The proposal is minimalist, functional, and focused on the experience of those inside.
The house is positioned on a stone surface and features glass walls that wrap around the entire structure. Inside, the ceiling is covered with wooden panels that reinforce the feeling of comfort.

Even small, the internal layout was designed to make the most of every square meter.
Central Concrete Block Solves the Biggest Dilemma of Glass Houses: Privacy
When talking about a glass house, the first question that arises is simple: how to ensure privacy?
The solution found was to create a central concrete block in the middle of the house. It is where the bathroom is located, completely shielded from external views.
On one side of this block is the bedroom. On the other is the living area.
The bedroom has remotely controlled curtains, allowing light to be blocked and privacy ensured when necessary. The living room features a fireplace and seating oriented towards the external landscape, with no television as the main focus.
The kitchen follows the same minimalist line. It includes a small refrigerator, kettle, and coffee maker, the essentials for short stays.
Heat Pump System and Fireplace Ensure Thermal Comfort Even in Ukrainian Winter
Another common concern in houses with glass walls is the internal temperature.
To address this, a heat pump system with built-in air conditioning has been installed. The equipment helps maintain a comfortable environment during different seasons of the year.
Additionally, the fireplace reinforces heating during the colder periods. Considering Ukraine’s harsh winter, this detail makes a practical difference in the use of the space.
Three Identical Houses on Private Property Transform Retreat into Exclusive Architectural Experience
The project is not isolated. It is part of a set of three practically identical vacation houses on a private property.
This repetition creates a proposal for exclusive lodging and enhances the visual identity of the enterprise.
The combination of reinterpreted Ukrainian tradition, total transparency, and efficient technical solutions changed the perception of what a tiny house can offer.
With only 50 square meters, the Guesthouse Under the Reed Roof shows that reduced size does not mean a limitation of impact.
The project attracts attention because it challenges expectations and proves that design, functionality, and comfort can coexist even in a completely glazed house.
