Neymar’s Mansion in Mangaratiba Has Artificial Lake of 1,000 m², Helicopter Pad, Field, Courts and Is Located in Condominium with Safari. The Construction of the Lake Was Suspended in 2023, but Judicial Decisions in 2024 Authorized Its Use.

Neymar’s house in Mangaratiba, on the Costa Verde of Rio de Janeiro, features large leisure structures and was the target of an environmental embargo before being released judicially.

The property, located in the Portobello condominium, has a lake of approximately 1,000 m², as well as a helicopter pad, soccer field, and courts.

The construction of the lake was embargoed by the city hall in June 2023 and, after contestation, decisions in 2024 suspended the fine and authorized the use of the space.

Recent images have shown the property again, with no changes in the already disclosed legal situation.

Lake Embargo and Surveillance in 2023

In June 2023, the Mangaratiba City Hall carried out surveillance on the lot and determined the embargo of the lake.

The procedure included infraction reports for supposed irregularities, such as earth movement without authorization and non-compliance with a previous measure.

The action was supported by the Civil Police and was reported in different media outlets.

The embargo marked the opening of an administrative process and preceded the judicial developments.

Judicial Decisions in 2024

In the following year, the court removed the charge announced by the city hall and revoked the lake’s embargo.

Official records indicate that no environmental damage was identified that could support the penalty.

The decision removed the effectiveness of the sanctions and authorized the use of the area.

As of September 2025, there are no public records of new determinations that change this understanding.

Visible Structures on the Property

While the dispute was analyzed, the size of the residence continued to generate attention.

Aerial images published by Neymar himself in 2023 showed the land with a soccer field, courts, and external living areas.

Later reports also highlighted the water mirror, gardens, and resting areas around the lake.

The existence of a landing area compatible with helicopters appears in materials released by the press and by third parties, always based on external records.

Information about the interior of the property is not public.

Portobello Condominium and Attractions of the Complex

The Portobello condominium, where the house is located, includes high-end residences, as well as a resort open to the public.

The resort features a safari as a tourist attraction, highlighted in its institutional material.

This safari is part of the complex area, not the athlete’s private property.

The development also states that it has access by land, sea, and air, which includes infrastructure suitable for helicopter operations, regardless of the use in each residence.

What Can Be Publicly Confirmed

Verifiable information indicates that the residence is located in Portobello, in Mangaratiba, and has an artificial lake of about 1,000 m² and other visible external leisure structures in aerial records.

It is documented that there was a municipal embargo in 2023 and that, in 2024, judicial decisions suspended the fine and allowed the use of the area.

Data such as total lot size, supplier contracts, costs of the work, and technical specifications of the lake are not available in publicly open sources.

Summary Timeline

First, the city hall embargoed the construction in 2023 and imposed fines based on alleged environmental irregularities.

Next, the property owner’s defense brought the case to court.

Finally, decisions in 2024 removed the penalties and authorized the use of the area.

The release of images in 2025 drew attention again, without changing the already established legal situation.

Administrative Procedure and Scope of Decisions

Municipal embargoes follow a procedure that includes an infraction report, notification, and possibility of defense.

In the case of the Mangaratiba residence, the judicial reversal does not eliminate the existence of the initial surveillance, but confirms that, in the analyzed records, no sufficient grounds were found to maintain the penalties.

New measures would depend on subsequent facts and administrative or judicial acts, which have not been disclosed so far.

Accessible Information and Coverage Limits

It is confirmable that the condominium has a safari operated by the resort, that there are public images showing the lake, the field, and the landing area, and that the construction was embargoed in 2023 and released by judicial decision in 2024.

There is no public documentation about the project’s costs, suppliers, detailed schedule, depth and volume of the lake, or associated flora and fauna species.

Thus, the available information remains restricted to what is recorded in official bodies and publicly accessible reports.

The resumption of photo circulation in 2025 reinforced interest in the property, but did not bring changes regarding what has already been decided by the judiciary.

A question arises: to what extent can environmental oversight processes keep up with the pace of large projects in private areas of coastal condominiums?
