If you thought you had seen it all when it comes to luxury, get ready to change your mind. Atmosphere, the new ultra-luxury condominium being built on Praia Brava, in Itajaí, comes with a bold proposal: to bring the level of sophistication of Dubai to Santa Catarina.
The project, which is already shaking up the local real estate market, will feature no less than eight towers, 320 apartments, and a surreal penthouse of 1,060 square meters, valued at R$ 50 million. It’s the kind of thing you see in luxury magazines and think: “Does this really exist?” Yes, it exists, and it is being built right here in Brazil.
The investment is gigantic: we are talking about R$ 1 billion just for the construction, and a GAV (General Sales Value) that should exceed R$ 2 billion. And the project hasn’t even been officially launched yet!

The project will occupy a 21,000 square meter plot, with 160,000 square meters of built area. The proposal here is to offer much more than just a simple apartment: it is to create an environment where every detail delivers exclusivity.
The 320 apartments will have sizes starting from 217 square meters, with up to four suites and finishes worthy of palaces. But the main highlight is the penthouse, which seems to be straight out of a movie: 1,060 square meters of pure luxury, with a privileged view of the sea.
The Largest Wellness Center in Brazil? Atmosphere Does!
If you think having a spa at home is already something impressive, imagine a 2,000 square meter wellness center within the condominium. Yes, that’s the size of Atmosphere’s wellness center, which promises to be one of the largest in Brazil.
The space will be 100% dedicated to relaxation and well-being, offering everything from massages and aesthetic treatments to exclusive relaxation areas. And all of this comes with the signature of Tânia Ginjas, a specialist in luxury spa implementations with a résumé that includes names like Copacabana Palace, Fasano, and Rosewood. In other words, we are talking about a level of quality that we really don’t see around.
,And it doesn’t stop there: the condominium will also have 13,000 square meters of leisure area, including a restaurant, wine cellar, and gourmet spaces. Not to mention the pools and common areas, which will make any five-star resort seem basic.
Straight from Dubai: International Design and Luxury Brands
Atmosphere did not come to play. The project has design signed by Creato, a renowned Mexican architecture firm that has already made its mark in Dubai, Saudi Arabia, and Egypt. And Dall, the responsible construction company, secured an exclusive agreement with the firm in Brazil, meaning no other development in the country will have this same architectural style.
And since real luxury is in the details, the finishes could not fall behind. Atmosphere has partnered with highly exclusive brands, such as:
- Versace – furniture and ceramic coatings;
- Barovier & Toso – high-standard lighting;
- Technogym – state-of-the-art fitness equipment;
- Rubelli – luxury fabrics;
- Olivari – premium hardware for doors and windows.
In other words, every corner of the condominium was designed to deliver a unique experience – something truly out of the ordinary.
Absolute Success Even Before the Official Launch
And if you think this level of exclusivity only attracts Brazilian millionaires, you are mistaken. Atmosphere hasn’t even been officially launched yet, but it has already caught the attention of investors from the United States and Europe, who have started to show interest and even request reservations.
Deliveries will be made in two phases:
First phase (by 2029) – Four towers completed;
Second phase (by 2030) – Another four towers finished.
And we can’t talk about the project’s impact without mentioning the local economy. During construction, the estimate is that at least 700 jobs will be generated, boosting the real estate and services sector in the region.
Dall, the responsible construction company, has already made it clear that this is just the beginning. The company has four more plots on Praia Brava, totaling 100,000 square meters available for future developments. In other words, the region is preparing to become Brazil’s new luxury hub.
