Small Municipality in Tuscany, Italy, Offers Subsidies for Home Purchase or Rent and Support for Entrepreneurs; Program Prioritizes Fixed Residency, Has Dedicated Budget, and Applications Open Until December 31 (or Until Resources Are Exhausted).

In Italy, the village of Radicondoli (Tuscany) has opened a package of financial incentives to attract those who want to live or start a business in the municipality. According to the G1 portal, the program provides up to 20,000 euros (about R$ 127,000) for the purchase of property for residency and support for rent, as well as up to 8,000 euros (about R$ 50,000) for new business activities.

The initiative, launched in 2023, concentrates nearly 300,000 euros across four axes: Home, Family, Work, and Energy, and links the benefits to the transfer of residency to Radicondoli. The goal is to revitalize the housing stock, boost the local economy, and rejuvenate the community. Applications are open and selection is first-come, first-served, with defined deadlines and limits.

Where It Is and How Much the Incentive Package Pays

Radicondoli is a small municipality in Tuscany, Italy, with about 960 inhabitants. To reverse population loss and stimulate the economy, the city council has set aside nearly 300,000 euros in subsidies for housing and local businesses.

In the Home axis, the highlight is the non-repayable subsidy of 15% to 25% of the property’s value, capped at 20,000 euros, for those who buy and live for at least 10 years. It is free money, conditioned on residential use and establishing residency in the municipality.

Subsidized Rent: Who Can Apply and What Are the Limits

In addition to purchase, Italy (via Radicondoli) offers rental support for new residents who stay for at least 4 years. The Wivoa Radicondoli 3.0 project allocates 28,400 euros in two fronts: monthly assistance and guarantee.

In practice, the subsidy can cover 50% of the rent, with a limit of 200 euros per month for up to 24 months (maximum of 4,800 euros over the period).

The guarantee can cover 80% of the security deposit required in the contract, up to two years of rent, which replaces or complements the security deposit and lowers the entry barrier for new residents.

Eligible applicants include Italian citizens, Europeans, and foreigners with legal residency in Italy. For rental support, points are awarded to those who have not lived in Radicondoli until February 2024 and young people up to 35 years old who are moving out of their parents’ house without other public assistance.

Contract renewal by young residents is also eligible.

The selection considers household income, household composition, and length of residency in the city. Applications are open until December 31 or until the resources run out, which may occur sooner.

Starting a Business in the Village: Support of Up to € 8,000

For new entrepreneurial activities, the municipality of Italy offers up to 8,000 euros (approx. R$ 50,000), covering up to 50% of the costs of starting or taking over a business in Radicondoli.

The funding is non-repayable and aims to generate jobs and strengthen local sectors.

Eligible applicants include individuals or companies that establish an operational headquarters in the municipality, in areas such as commerce and services, craftsmanship, tourism and hospitality, agriculture and agrotourism, and liberal professions with a local base.

It is mandatory to maintain the activity for at least 3 years after receiving the funding and prove tax compliance.

What Is Included (and What Is Not) in Business Support

Covered costs include opening and registration, facility modifications (including connection to urban heating), equipment and technology, structural works, certifications and courses, and advertising/marketing. Prohibited activities include gambling houses, arms trade, and sex shops.

The announcement will be open until December 31 or until the resources run out. First-come, first-served is crucial: those who apply first will be analyzed first, and accountability must occur by February 28, 2027.

Energy, Family, and Mobility: The Other Axes of the Program

In the Energy axis, there are subsidies for urban heating systems or support for fuel purchases for those not connected to the grid.

In the Family axis, the municipality of Italy provides assistance for children in schools and daycares, reducing costs for those moving with children.

There is also support for workers who commute daily to neighboring municipalities as a way to expand job opportunities without severing residential ties to Radicondoli. The common thread is fixed residency: incentives exist for those who decide to live there.

How to Apply: Step-by-Step and Official Contacts

Applications must be submitted via the city council protocol, mail, or certified email (PEC) to comune.radicondoli@postacert.toscana.it. Forms and announcements are available on the official website of the municipality and Wivoa Radicondoli.
Those seeking properties to buy or rent can contact Agenzia Immobiliare VP at +39 0588 64717 and +39 329 0322533, via email at info@vpimmobiliare.com, or view listings on the agency’s website.
For general information, the email is info@comune.radicondoli.siena.it.

Attention to deadlines: applications are open until December 31; selection is first-come, first-served, and resources are limited. Complete documentation and compliance with rules increase the chances of approval.

What to Consider Before Applying

Legal residency in Italy is a requirement for foreigners — a crucial point for eligibility. Commitments to stay (10 years for home purchase; 4 years for rent; 3 years for business) are binding and must fit into your life plan. Failure to meet conditions carries the risk of losing benefits or having to repay funds.

Evaluate the local cost of living, mobility, and the demand for your business in the region. Subsidies help at the start, but sustainability depends on operations: clients, suppliers, seasonality (in tourism), and ability to maintain residency in Radicondoli.

Small towns in Italy use direct incentives to counteract demographic decline, occupy vacant properties, and activate the local economy. In Radicondoli, the expected result is people living, children in schools, stores open, and services functioning — a value chain that only sustains itself with actual residency.

This is not “easy money”; it is a public policy with deadlines, goals, and accountability. Those who get organized and follow the rules find a financial shortcut to start in a structured way in Tuscany.

If you could move to Italy today, would Radicondoli fit into your plan? Does buying a house with a 10-year commitment make sense for your family, or would subsidized rent for 24 months be more realistic? For those considering a business: which sectors would thrive in the village (tourism, gastronomy, services, craftsmanship)? Share your strategy and what else would be needed for this move to succeed.
