The Iconic Curitiba, Recognized for Its Urban Innovation, Is About to Receive an Audacious Project: the Construction of a Planned Neighborhood at the City’s Former Autodrome, Which Will Have an Estimated General Sales Value (VGV) of R$ 4 Billion. Designed by Renowned Architect Jaime Lerner, the Neighborhood Integrates the Modern Concept of Sustainable Cities, Prioritizing Quality of Life and Pedestrians.
Get ready for the construction of a planned neighborhood that will redefine the standards of urban living. The PARC Autódromo, as it has been named, promises to be the heart of a new lifestyle in Curitiba. With a total area of 560,000 m², the development will preserve 130,000 m² for green areas and leisure, including part of the former autodrome circuit, now transformed into a track for cycling and running. That’s right, the legendary path of national motorsport will gain a new function, but without losing its historical charm.
The construction of a planned neighborhood here is not just a slogan, but a reality that will change the way of living in the state capital. With around 2,700 residential units, the project expects to attract 8,000 residents who will be able to enjoy 35 towers, 300 houses, and over 200 commercial spaces. The strategic location is also impressive: just 15 minutes from downtown Curitiba and 25 minutes from the airport. Perfect, right?
Construction of a Planned Neighborhood: Cutting-Edge Infrastructure and the Concept of the 15-Minute City

For those who think the project stops there, a surprise: the 15-minute city concept, which has already become a global trend, is the guiding thread of the urban project. Imagine doing everything on foot or by bike, without needing a car. Pharmacies, markets, clinics, schools, parks… everything within reach of residents, encouraging closer community and a healthier lifestyle.

According to Fernando Bau, CEO of BairrU, responsible for the development, R$ 500 million will be invested solely in open urban infrastructure – including paving, squares, sidewalks, and parks. An additional R$ 2.5 billion will go towards commercial and residential buildings. And do you know what the forecast is? By 2027, all infrastructure will be completed, while the sales of properties will extend over approximately 10 to 12 years.
Leisure, Security, and Much More
Speaking of leisure, you can expect green areas that occupy the equivalent of 20 football fields! Yes, that’s right! A complete park with a sports arena, beach tennis courts, playgrounds, and even a pet place.
And it doesn’t stop there: the neighborhood will feature a state-of-the-art electronic security circuit, with facial recognition, multisensory cameras, and a 24-hour patrol system. Everything to ensure maximum safety for residents.
Innovation and Top-Notch Education
As if that weren’t enough, the PARC Autódromo will house a headquarters for the innovation hub “Track,” designed to attract startups and companies from the creative industry, as well as a unit of the traditional Bom Jesus school, with the capacity for one thousand students. In other words, technological future and quality education will walk hand in hand.
The construction of a planned neighborhood at Curitiba’s autodrome not only marks the rebirth of a historic area of the city but also establishes a new standard for urbanism, where sustainability, mobility, and coexistence are the main stars. More than just a neighborhood, the PARC Autódromo represents a vision for the future of Curitiba, and those living in the city couldn’t be more excited!
