Elevators That Bring Cars Into The Living Room, Balconies That Become Lookouts, And Private Pools: The New Luxury Real Estate Boom Transforms Goiânia Into A Bold Design Laboratory, Extreme Comfort, And Unprecedented Exclusivity
Goiânia is experiencing a luxury real estate boom that is transforming the city’s landscape. New developments invest in bold design and exclusivity. In addition to imposing facades, some buildings stand out for offering unusual features, such as car elevators, private pools, and panoramic balconies.
Car Elevator And Apartments Priced At R$ 4.5 Million
In the Marista Sector, a condominium on 36th Street gained fame on social media for a rare detail: each resident parks their car inside their own apartment.
The system works through a vehicle elevator called SkyDrive, an unprecedented technology in the Midwest, according to the Association of Real Estate Companies of Goiás (Ademi-GO).

Amid global tensions, Brazil blocks the United States’ proposal at the WTO and paves the way for a trade crisis and possible retaliations.
According to the developer, the apartments have 404 square meters and four suites. The common structure includes a gym, spa, and heated swimming pool with lanes. The properties are sold for around R$ 4.5 million.
The building combines convenience and sophistication. The idea is to offer maximum privacy and comfort, as the vehicle is stored inside the unit, without relying on shared parking spaces or underground garages.

Balconies With Lookout For Goiânia
Another bet in the high-end market is on panoramic balconies. A building located on João de Abreu Street, in the Western Sector, was designed with the goal of offering “a lookout for each resident,” according to the partnerships manager of the construction company, Vinícios Fabrine.
The curved balconies wrap around the facade, providing a wide view of the capital. The building has 31 floors and 29 residences, one per floor, in addition to duplex penthouses. Each apartment has between 430 and 450 square meters and four suites.
The common area includes a gym, gourmet space, party room, children’s playroom, and an indoor pool. The starting price of the units is R$ 6 million, as informed by Fabrine.
The Pioneer Of Private Pools
The first building in the capital with individual pools emerged in the early 1990s, on Avenida 136, also in the Marista Sector.
With apartments ranging from 825 to 925 square meters, the building inaugurated a new concept of living: each unit has its own pool on the balcony.
Access is completely private, from the entrance hall to the leisure areas. In addition to the pools, the building features hot tubs in almost all bathrooms, a wine cellar, a cinema room, and seven parking spaces per unit.
Three decades later, Goiânia hosts four other buildings with private pools — three in the Marista Sector and one in the Bueno Sector. This exclusivity, according to local builders, has become a symbol of status and comfort.
The Tallest Building In The City
In the Nova Suíça Sector, a 52-story building over 180 meters tall is currently the tallest in Goiânia.
The units have four to five suites, with 482.76 square meters, and have attracted even celebrities, such as singer Maiara, from the duo with Maraísa, who purchased one of the apartments for about R$ 10 million.
The construction company reported that the artist’s property is fully automated. It is possible to control lighting, temperature, windows, and even the filling of the bathtub by voice command.
The leisure areas are also impressive. The building has a covered and heated pool, gourmet space, gym, party room, children’s area, and spa.
The set of amenities reinforces the idea that the building functions as a vertical luxury club.
The Concept Of Compact Luxury
Not all luxury requires hundreds of square meters. A project on 1128 Street, in the Marista Sector, bets on the concept of elegance in smaller spaces.
With apartments ranging from 70 to 104 square meters, the building offers options of one to three bedrooms. Prices start at R$ 650,000, according to Ademi-GO.
Commercial coordinator Ruth Ferreira explained that the design follows a minimalist style, valuing the smart use of space.
The inspiration for the common area came from French Polynesia, with details that simulate sand and sea foam.
“The points on the ceiling resemble foam, and the pool floor gives the feeling of stepping on sand,” said Ruth. This tropical setting creates a sensory experience, reinforcing the concept of accessible and well-planned luxury.
The condominium also offers a fitness area, crossfit space, children’s playroom, and gourmet space.
Goiânia In A New Vertical Phase
The advancement of high-end building construction shows a clear transformation in the profile of the capital. The city, once known for its large houses, now bets on verticalization.
The developments reflect a search for comfort, technology, and exclusivity. With panoramic views, private pools, and even elevated garages, Goiânia establishes itself as one of the main luxury hubs in the Midwest, blending innovation, design, and urban lifestyle in every square meter.
