With a Commercial Return Forecast of R$ 7.5 Billion Until 2037, the Megaproject Rota Due Caribe Brasileiro, Led by Neymar, Promises to Transform 100 Km of the Coast Between Pernambuco and Alagoas with Resorts and Luxury Properties

Neymar, one of the most well-known athletes in the world, is at the forefront of an ambitious real estate project that promises to change the northeastern coast. Named Rota Due Caribe Brasileiro, the venture forecasts a commercial return of R$ 7.5 billion and will connect the coastal strips of Pernambuco and Alagoas. The works began in 2023 and are expected to be completed by 2037.

Expansion Along the Coast

The project includes 28 developments distributed along approximately 100 kilometers of coastline.

The covered areas include prominent tourist destinations like Porto de Galinhas and Carneiros in Pernambuco, and Maragogi, Antunes, and Japaratinga in Alagoas.

Developed by NR Sports, Neymar’s company, in partnership with Due Incorporadora, the plan seeks to boost the economic and social growth of the region.

The initiative aims to transform already established tourist areas into sustainable development hubs.

Construction in Stages

The works will be carried out gradually to ensure balanced and organized expansion. This strategy aims to directly benefit local communities, creating jobs and stimulating the service sector.

Moreover, the focus is on preserving the environment, integrating modern infrastructure with the natural landscape of the coast.

Tourism and Investment

The Rota Due Caribe Brasileiro features high-end properties, including resorts, hotels, and luxury residences, aiming to attract tourists and investors.

Nevertheless, the project aims for a more inclusive and sustainable tourism, valuing the natural heritage of the region.

Rising Market

The real estate sector in the northeast is experiencing a favorable moment, with rising prices in cities like Maceió and Recife.

Therefore, the proposal to combine tourism and real estate investment creates a unique opportunity. Projections indicate that the total value of the project could reach R$ 17 billion in the coming years.

But Why Is Northeastern Brazil Attracting So Many Luxury Investments in the Sector?

The northeastern region of Brazil is currently experiencing a true wave of investments in the real estate sector, and not without reason.

There is a potent combination of factors transforming previously underexplored coastal strips into luxurious viewpoints — and returns for attentive investors.

First, tourism. Places like Maragogi and Praia dos Carneiros have been gaining international fame for their crystal-clear waters and “Caribbean” appeal, attracting both tourists and buyers looking for a second home.

Second, property appreciation: recent studies show that the northeastern coast has seen new launches growing well above the national average — between 2020 and 2024, the expansion of new residential developments in the region reached 88%.

This movement creates a clear opportunity scenario for investors seeking tangible assets with potential for appreciation.

Third, the still competitive entry cost in many stretches of the northeastern coast, especially when compared to major urban centers in the Southeast, favors the emergence of luxury projects previously restricted to established regions.

In parallel, improvements in infrastructure — urban mobility, sanitation, access, services — have been reinforcing the attractiveness of these areas.

Finally, the natural characteristics of the region — extensive coastline, tropical climate, nature still preserved in many areas — offer an emotional and lifestyle differential that combines with high-end properties or luxury resorts.

Investors see not just bricks, but dreams, and this appeal is reflected in the value.

In this way, initiatives like Neymar’s megaproject gain reinforcement in their timing: a heated market, with rising demand, strategically well-located land, and enormous potential for appreciation in the medium and long term.
