The coast of Santa Catarina maintains in 2025 the image of one of the most desired locations in the country. However, what appears in the windows is only part of the story. While the high-end real estate market remains heated, a silent engine coming from the fields helps explain the rise in the purchases of million-dollar properties.

Agriculture Drives High-End Properties

With a record harvest and strong exports, rural producers and entrepreneurs from the sector have become some of the most active buyers of units priced above R$ 2 million.

The relationship between these two worlds is supported by numbers. In the first quarter of 2025, the GDP of agribusiness grew by 6.49%, according to the National Confederation of Agriculture and Livestock of Brazil, CNA.

The CNA itself projects that agribusiness will generate R$ 3.79 trillion this year. Of this total, R$ 2.57 trillion pertains to the agricultural sector and R$ 1.22 trillion to livestock.

A significant portion of this wealth has been channeled into real estate assets, viewed as instruments of diversification and wealth protection.

The demand combines leisure, stability, and strategic vision. Investors from the interior of Paraná, Mato Grosso, and Rio Grande do Sul have increased their presence in cities like Balneário Camboriú, Florianópolis, and Itapema.

The migration of capital also accompanies a change in lifestyle, where rest and quality of life begin to share space with financial decisions.

Itapema Leads Appreciation

The most recent data from the FipeZap Index indicates that Itapema recorded an increase of 11.34% in property prices in the last 12 months.

In five years, the accumulated appreciation reached 114%. The price per square meter increased from R$ 6,547 in 2020 to R$ 14,026/m² in April 2025.

Today, the municipality has the second most valuable square meter in Brazil, second only to Balneário Camboriú, which records R$ 14,698/m².

Additionally, according to FipeZap, about 70% of investors in Itapema come from agribusiness, reinforcing the weight of the rural sector in the local dynamism.

The market’s expectation is for an additional increase of up to 20% in well-located properties in the second half of the year.

Developments are following this trend, with units exceeding R$ 10 million, expanding the luxury portfolio available in the city.

Security and Long-Term Vision

Experts point out that investors from agribusiness see real estate as solid value reserves. In addition to consistent appreciation, factors such as legal security, protection against inflation, and the possibility of personal use weigh in.

The property stops being just an investment and starts representing a life project.

This movement reflects a generational transition. Many buyers are not just seeking a second residence but a permanent change.

Coastal cities offer infrastructure, leisure, and tranquility—attributes that resonate with those looking to slow down after decades dedicated to production.

New Phase of Life

The phenomenon is illustrated by the journey of Nelson Luiz Piccoli, a rural producer in Sorriso, Mato Grosso. At 71, after handing over the management of the properties to his son, he chose Itapema as a strategic destination.

My generation seeks a place to gather the family with quality of life. In Mato Grosso, we found the economic security we were looking for; now, we seek more rest,” he states.

Piccoli emphasizes that public safety and the potential for appreciation directly influenced his decision.

Luxury Properties and New Projects

The advancement of luxury properties goes hand in hand with urban improvements. Highlights include the widening of the sand strip already authorized, in addition to projects aimed at urban mobility and planned attractions to strengthen tourism and the local economy.

In this context, Itapema consolidates its position as one of the main destinations for high-end real estate investment.

In the background, the prosperity of the fields continues to play a decisive role, connecting record harvests to seaside buildings and reshaping the profile of buyers who today drive the Santa Catarina market.
