New Urban Park Log project reinforces the strategic position of Serra and is expected to start operations in the first quarter of 2027

A logistics investment exceeding R$ 300 million has begun to take shape in Serra, Espírito Santo, reinforcing the municipality’s strategic role in the state logistics sector. According to columnist Abdo Filho, from the newspaper A Gazeta, the information was disclosed throughout 2026, highlighting the progress of one of the most relevant projects for the logistical infrastructure in Espírito Santo.

The project, named Urban Park Log, will have more than 100,000 square meters of gross leasable area (GLA), establishing itself as a robust structure aimed at large-scale operations. At the same time, the forecast is that activities will begin in the first quarter of 2027, indicating a defined schedule for the complex’s operational start.

Furthermore, the project brings together significant investors, such as the Carone Group, businessman Francisco Torres, founder of Fortlev, and the management company Dázen Real Estate, responsible for enabling and structuring the project.

Strategic area enhances logistical potential

The land where the complex is being developed is part of an even larger area, exceeding 1 million square meters, also involving relevant business groups, such as the RDG group and the Sistermi group. This composition enhances the economic and strategic relevance of the region for the logistics sector.

The location is considered highly strategic, as it is close to Alphaville Jacuhy and has easy access via the Vitória Contour Highway and the Mestre Álvaro Contour axis. Thus, the project ensures efficient connectivity with the northern part of the state and other regions, strengthening its attractiveness for companies that depend on integrated logistics.

Transformation of the land marks progress of the works

Historically, the area belonged to the traditional Larica family, known for owning extensive lands in the region. However, between late 2025 and early 2026, the site underwent an intense earthmoving process, a necessary step due to the presence of flooded areas on the land.

This process marked the effective beginning of the area’s transformation and signaled the concrete progress of the works. As a result, the project moved beyond the initial phase and began to show visible physical evolution, indicating the consolidation of the project in the territory.

Project grows and meets sector demand

The Urban Park Log initially emerged as a more limited project aimed at establishing a distribution center. However, given the privileged location and the size of the land, the investors chose to expand the scope of the project, transforming it into a more comprehensive logistics complex.

The expectation is that the space will serve e-commerce companies, distributors, and carriers, sectors that have been experiencing accelerated growth and demanding more modern and well-positioned logistics structures. Thus, the project aligns directly with the new market requirements.

Serra establishes itself as a logistics hub in Espírito Santo

The Urban Park Log adds to other logistics projects announced or implemented in Serra in recent years, consolidating a trend of structured growth in the municipality. Factors such as strategic location, efficient road access, proximity to the Port of Vitória, and tax incentives have attracted large companies to the region.

As a result, Serra establishes itself as the main logistics hub in Espírito Santo, according to sector analyses published by A Gazeta. At the same time, new infrastructure and mobility projects are underway or under study, further reinforcing this positioning.

The arrival of another complex of this size expands the prospects for job creation, economic movement, and strengthening of the Espírito Santo logistics chain, consolidating the municipality as one of the main logistics hubs in the state.

In light of this scenario, will Serra continue to lead regional logistics expansion, or will new hubs emerge with the same strength in the coming years?
