High-End Skyscraper in Palmas Changes the Skyline of Brazil’s Youngest Capital and Attracts Attention for Combining Views of a Giant Lake, Urban Beach Life, and Luxury Apartments in a Disputed Address.

Publicized by the construction company and real estate campaigns as the tallest building in Northern Brazil, the Orla Sky has imposed itself on the horizon of Palmas, the capital of Tocantins, with about 140 meters in height and dozens of floors facing directly towards the Palmas Lake.

Launched in 2018 and delivered in 2021, the high-end development occupies the Orla 14 block, a prime area near Graciosa Beach, and attracts attention for combining verticalization, lake views, and an address in a city that many Brazilians still do not associate with skyscrapers.

Features of Orla Sky, Tallest Building in the North Region

The Orla Sky was developed by Fama Empreendimentos, a Palmas-based company responsible for other projects along the capital’s waterfront.

Materials from the construction company and sales advertisements describe a unique tower with 42 floors, with 35 residential, equipped with four elevators and several levels dedicated to garages and leisure.

The units are mostly composed of three-suite apartments, in layouts ranging from about 109 to 115 square meters, all with gourmet balconies facing the sunset over the lake.

The building appears in specialized lists of tall buildings in Brazil with a height of about 140 meters and around 40 to 42 floors, reinforcing the skyscraper profile in a region more nationally known for rivers and forest than for vertical constructions.

Promotion as a Milestone for Palmas and for Tocantins

Even during the launch, a release published by the Terra portal presented the project as “the tallest building in Northern Brazil”, a title that was repeated in promotional videos and campaigns on social media.

In these materials, the Orla Sky is described as a landmark for Palmas and for Tocantins, explicitly associated with the idea of “honor” for the capital for hosting a building that exceeds 140 meters in height on a built area of more than 20 thousand square meters.

However, there is no single official ranking, maintained by a public agency, that consolidates the list of the tallest buildings in the Northern Region; the title is attributed by the construction company, developer, and media outlets that covered the launch of the project.

Sale and Rent Prices in Orla Sky

The economic standard of the development is reflected in the advertised prices.

Recent listings from real estate agencies and brokers on specialized platforms show three-suite units in Orla Sky offered in the range of approximately 1.26 million to 1.9 million reais, depending on the size, position in the building, and level of furnishings.

In some cases, advertisements published in 2024 and 2025 highlight “turnkey apartments”, furnished and decorated, with prices close to 2 million reais.

There are also rental offers with values around 6 thousand to 6.5 thousand reais per month for three-suite units, with balconies facing the lake and access to the complete leisure area of the condominium.

The advertisements themselves highlight that conditions and prices may change, but the set of offers confirms Orla Sky’s insertion into the highest segment of the Palmas real estate market.

Graciosa Waterfront and Palmas Lake as a Postcard

The location helps explain the appreciation.

The building occupies a plot on Orla 14, an area known as Graciosa, alongside Palmas Lake and just a few minutes from Graciosa Beach, the main urban beach of the capital.

Tourist guides, the official city hall portal, and travel websites describe Graciosa as one of the most frequented meeting points in the city, with about 520 meters of waterfront equipped with bars, restaurants, sports courts, playgrounds, a pier, and a marina, as well as a direct view of the Friendship Bridge and the lake.

The region hosts events, shows, and practices of water sports, such as stand-up paddle and boat tours towards Canela Island, reinforcing the waterfront’s role as a tourism and leisure showcase.

It is in this setting that Orla Sky stands out visually among other vertical condominiums on Orla 14, composing the skyline that appears in aerial photos of the beach.

Palmas Lake and Lajeado Hydroelectric Plant

The lake that gives its name to the region is, in fact, an artificial reservoir formed by the damming of the Tocantins River at the Luís Eduardo Magalhães Hydroelectric Plant, also known as the Lajeado UHE.

Informational texts about the lake indicate an extension of more than 170 kilometers and a width of about eight kilometers in some stretches, totaling an area of around 600 square kilometers of water surface.

In Palmas, the lake has come to be incorporated as a central element of the urban project, serving as a basis for artificial beaches like Graciosa itself and for leisure activities, fishing, and water sports.

The landscape that combines the water surface, the Serra do Lajeado in the background, and the planned urban front is the view that the apartments in Orla Sky explore from their glass-enclosed balconies.

Club Condominium and Leisure Structure

From an architectural standpoint, the condominium was conceived as a high-end single tower project, with a glass facade on part of the floors and a robust base to accommodate the garage and common areas.

Promotional materials from Fama Empreendimentos describe a “club condominium” with leisure distributed across five floors, including a pool, community spaces, a party room, a children’s playroom, a sports court, a gym, a sauna, and shared use areas such as coworking and meeting rooms.

Real estate advertisements complement this description, highlighting gourmet balconies with barbecues and glass curtains, integration between living room and kitchen, and finishes classified as high-end.

Photovoltaic Energy and Modernity in the Development

Some advertisements and commercial descriptions also point to features related to sustainability.

In at least one promotional material, Orla Sky is presented as a development with a photovoltaic energy system aimed at reducing environmental impact, assisting in supplying common areas, and facilitating the use of chargers for electric cars, with the goal of contributing to lower condominium fees.

Still in these texts, the building is repeatedly associated with the idea of modernity and innovation in a location that combines vertical living and a permanent visual contact with the lake.

Palmas, Young and Planned Capital in the North Region

The urban context in which the building is situated is also unique.

Palmas was founded on May 20, 1989 to be the capital of the new state of Tocantins, created by the 1988 Constitution.

Designed from the outset as a planned city, the capital was drawn up by architects contracted by the state government and is considered the youngest among Brazilian capitals.

Reports and institutional texts highlight that Palmas was born with a defined Master Plan, wide avenues, and strategically distributed green areas, in addition to Praça dos Girassóis as a central civic landmark.

With just over three decades of existence, the city combines typical traits of an administrative capital with an expanding tourism profile, supported by freshwater beaches, the lake, and access to Jalapão.

Tocantins in the North Region and the Role of Palmas

From a regional perspective, Tocantins officially integrates the Northern Region of Brazil according to the division adopted by IBGE since 1969, alongside Acre, Amapá, Amazonas, Pará, Rondônia, and Roraima.

This means that a building of this size built in Palmas counts towards northern verticalization, rather than the Midwest, even though the state is located in the geographical center of the country and borders Goiás and Bahia.

Official information from the state government and IBGE itself describes Tocantins as the youngest of Brazil’s 26 states, located in the Northern Region with Palmas as its planned capital.

Real Estate Appreciation and New Corridor of Tall Buildings

The presence of Orla Sky on Orla 14 occurs amid a wider movement of real estate appreciation in this part of the city.

Advertising platforms and sector portals list other recent vertical developments in the vicinity, such as Terraço Urban and neighboring condominiums, reinforcing the character of a “corridor” of tall buildings along the edge of the lake.

In these ads, the region is invariably described as the most valued area in Palmas, with quick access to Shopping Capim Dourado and the administrative center of the Master Plan, as well as concentrating restaurants, bars, and leisure facilities aimed at both residents and tourists.
