According to a recent survey conducted by the Chãozão platform, specializing in rural properties, the absolute leader of this ranking is Mato Grosso, a state that concentrates three of the top five positions among the most valuable rural properties for sale in the national territory.
These farms stand out not only for their market value but also for their robust infrastructure and economic impact that they generate in their regions.

There is an asphalted runway certified for jets, a hangar capable of holding six aircraft, and within the farm’s limits, an official district called Água Limpa, equipped with an agricultural school, businesses, bank agencies, restaurants, and housing for workers and their families.
The diversified production, with 33 thousand hectares planted with soy and 16 thousand with cotton, in addition to 7.4 thousand hectares of pasture, allows for the maintenance of up to 20 thousand head of cattle and confinement for another 30 thousand animals.
The facilities include a main mansion with leisure areas, warehouses, workshops, and agroindustry.
Paranatinga and São Félix do Araguaia Also Rank High
In second place in the national ranking is a property located in Paranatinga, also in Mato Grosso.
Valued at R$ 5 billion, this farm covers an area of 88 thousand hectares.
Of these, 30 thousand hectares are dedicated to agricultural cultivation, while another 18 thousand are pastures for livestock.
Similar to the leader in the ranking, this rural property has an airstrip and a hangar for aircraft, in addition to presenting high potential for agricultural and livestock production.
The third most valuable farm for sale in Brazil is located in São Félix do Araguaia, in Mato Grosso.
The market value reaches R$ 4.5 billion, with a territory of 121 thousand hectares.
The predominant use is for extensive livestock and agriculture, standing out for its strategic location on the border with Tocantins, which favors both logistics and productive expansion.
The vast productive area contributes to the consolidation of the region as a hub of agribusiness.
Mato Grosso do Sul Appears Among the Most Valuable Rural Properties
Mato Grosso do Sul also ranks among the regions with billion-dollar rural properties.
In Miranda, the fourth most expensive farm in Brazil has 87 thousand hectares and a value of R$ 3.5 billion.
Here, the herd reaches up to 35 thousand to 50 thousand head of cattle, being recognized for its infrastructure, which includes a runway, a railway line, irrigation pivots, and housing for employees, in addition to a luxurious headquarters with a pool.
In the same municipality, another farm appears among the ten most expensive in the country, with 78.5 thousand hectares, valued at R$ 2.6 billion and equipped with agroindustry, irrigation pivots, and a large cattle herd.
The fifth position in the survey is occupied by a farm in Mato Grosso with details under confidentiality, valued at R$ 3.3 billion.
Although few details have been released, it is known that the property has high agricultural productivity and comprehensive infrastructure for rural management and logistics.
Valuation of Agricultural Lands Impresses in Brazil
The valuation of agricultural lands in Brazil, especially in Mato Grosso, draws attention due to the rapid pace of the last few years.
Between 2019 and 2024, the price of land increased 189.1% in the state, while in Paraná, the increase was 107.7% and in São Paulo, 93%.
In agricultural frontier regions, such as Rondônia, the appreciation was even more expressive, reaching 299.1%.
Experts attribute this rise to several factors, such as the profitability of soy, corn, and cotton crops, the integration of crop and livestock production, logistical improvements—including road paving and railway expansion—, in addition to the adoption of cutting-edge technologies and the influx of foreign capital and investment funds into the sector.
Structure and Production of the Largest Farms in Brazil
The size of these farms and the volume of resources involved impress even agribusiness specialists.
To give an idea, the most expensive farm in Brazil has a value comparable to the annual budget of cities like Campo Grande or Cuiabá.
Some of these properties maintain herds larger than the population of entire municipalities and host infrastructure worthy of urban centers, with runways for jets, industrial warehouses, processing units, and luxurious headquarters.
The Chãozão survey identified more than 700 rural properties for sale in Mato Grosso alone, but only a limited group of producers, agricultural conglomerates, and foreign investors have the financial capacity to negotiate assets valued above R$ 1 billion.
This reality reveals an increasingly concentrated and competitive rural market, in which the most expensive farms in Brazil play a strategic role both in food production and in regional development and attracting foreign investment.
