Espírito Santo Experiences Historic Expansion of Logistics Warehouses and Attracts Billions in Industrial Investments, Boosting Business Hubs.
Espírito Santo is undergoing one of the most significant moments of its recent economy, driven by industrial investments that are reshaping the urban landscape and creating new business hubs.
The movement, led by private companies and municipal incentive policies, gained momentum especially in 2024 and is projected to continue growing until 2029.
What is happening is the transformation of strategic areas of the State into modern logistics corridors, where more than 750,000 m² of additional warehouses will be constructed, part of a total already exceeding 3.6 million m², according to Sincades.

But why is this boom occurring now? And how is it reshaping entire cities?
Right at the beginning of this process, a megaproject stands out that symbolizes the new capixaba cycle: Private Log, considered the largest sustainable logistics warehouse in Brazil.
The structure, being built at Contorno do Mestre Álvaro in Serra, will have more than 620,000 m² of Gross Leasable Area (GLA) and exceeds large complexes like Cajamar and Guarulhos II in São Paulo, repositioning the State on the national map of distribution and storage.
Industrial Investments Drive New Business Hubs
The expansion of capixaba business hubs follows a growing demand for robust infrastructure to meet the needs of industries, logistics operators, and exporting companies.
According to projections from the Instituto Jones dos Santos Neves (IJSN), investments are expected to total R$ 137.6 billion by 2029, including R$ 3.5 billion specifically allocated to transportation, storage, and postal services.
Thus, Espírito Santo consolidates its logistical vocation by attracting companies that seek strategic locations and more competitive operational costs.
For the president of Ademi-ES, Alexandre Schubert, this effective expansion reduces expenses and strengthens the sector.
Moreover, he explains that logistics warehouses and industries tend to be built in peripheral regions, where land prices are lower and there is space for large-scale developments.
Private Log: A Symbol of the New Wave of Capixaba Infrastructure
In addition to its unprecedented scale, Private Log stands out for being in a strategic area, close to access routes and the port complex of Greater Vitória.
The venture arises as a direct response to the accelerated pace of industrial investments and the intensification of exports.
This growth is also accompanied by advancements in the Export Processing Zones (ZPEs) and significant ports, such as Imetame and Portocel in Aracruz, and Porto Central in Presidente Kennedy, all considered engines of local and regional development.
Reinforced Infrastructure Transforms Cities and Enhances Regions
The creation of these large logistics ventures triggers a chain reaction in the local economy. According to Schubert, they boost the real estate market and promote new flows of urbanization.
Thus, even without direct residential function, the projects attract services, jobs, and new residents, enhancing the dynamism of the cities.
The director of Sinduscon-ES, Sergio Augusto de Magalhães e Souza, emphasizes that “the logistics sector, when well planned and well implemented, has a very positive impact on the development of regions and also on the construction industry.”
He explains that investments mobilize complementary works, such as modernized highways and infrastructure expansion.
One of the main attractions for investors and companies lies precisely in this expanded infrastructure.
Cities of Greater Vitória Adapt to Attract More Investments
Four municipalities are at the forefront of the logistics transformation process in the State: Serra, where Private Log is located; Viana; Cariacica; and Vila Velha.
All are part of Greater Vitória and occupy strategic positions close to highways, the Vitória Airport, and the main capixaba ports.
Thus, to enhance competitiveness, the municipalities are modernizing their Master Plans (PDMs), a tool that defines land use and occupation rules.
In Serra, the PDM updated in 2023 eliminated the requirement for a Neighborhood Impact Study for residential developments intended for industrial and logistics enterprises.
The secretary Cláudio Denícoli states that the plan promotes densification, sustainability, and urban mobility, creating favorable conditions for large companies.
Viana is also making progress with guidelines that strengthen industrial and logistics zones.
The city is home to the Raizz Viana complex, covering 74,000 m², inaugurated in 2024, with a second phase planned for 2025.
