On the Sky Bela Cintra Launch Will Have 144 Meters in Height, 305 Residential Units, and Will Be 956 Meters Above Sea Level, Offering the Highest View in São Paulo from Its New Skyscraper.

Cyrela, a reference in high-end construction, is once again at the center of attention with the launch of a new skyscraper in São Paulo. In partnership with J. Safra Properties, the developer promises to deliver the On the Sky Bela Cintra building, which, in addition to being luxurious, will boast the highest view in the capital. The tower will be built 956 meters above sea level, with a height of 144 meters and a delivery expected for May 2029.

“Nothing like this has ever been built in São Paulo,” said Efraim Horn, co-CEO of Cyrela, at the launch event. According to him, the building is a milestone in verticalization and in the high luxury market of the city. Located near Avenida Paulista, the building reaches virtually the maximum height permitted by aviation regulations in the region.

The project launch was designed to impress: held at the largest Ferris wheel in Latin America, the Roda Rico, the event featured elements reminiscent of the sky and stars, the theme of the new venture. Efraim Horn arrived dressed as a Jedi knight, symbolizing the boldness and innovation behind the proposal. “When we’re at the top of the wheel, we still haven’t reached the floor of On The Sky,” he joked, highlighting the height of the building.

Construction of the New Skyscraper at the Top of the Luxury Market

The new skyscraper in São Paulo is part of a growing trend in the high-end real estate market: the search for unique experiences and privileged views. According to Efraim, the challenge of constructing skyscrapers like On the Sky Bela Cintra goes beyond engineering: “It’s more difficult to build, to sell, the cash flow worsens a lot. Still, there is a reinforcement of verticalization in the city.”

The On the Sky Bela Cintra will feature 305 residential units, with sizes ranging from 56 m² to 169 m², and prices varying from R$ 1.1 million to R$ 3.3 million. Cyrela expects a total sales value (VGV) of R$ 700 million and projects a 25% appreciation in the price per square meter in the coming years.

Verticalization and the Race for the Sky

The construction of skyscrapers has become a trend in São Paulo, with increasingly taller buildings making space in the city’s skyline. From the pioneering Platina 220 in Tatuapé to the future Paseo Alto das Nações, expected in 2026, developers have been exploring the potential for vertical growth. Cyrela has also carved its name in this scenario with iconic projects, such as On the Sky Pompeia and Vista Armani, which are competing in the high luxury market.

“Most of the experiences we buy are temporary. But with a home that provides an incredible view forever, who wouldn’t want that?” said Efraim, reinforcing the concept behind residential skyscrapers. The executive also bets on the resilience of Cyrela’s portfolio, especially in times of macroeconomic challenges. “We have to create unique products that people want, regardless of the economic scenario.”

Impact on the Market

With the appreciation of shares and a solid pipeline, Cyrela stands out as one of the analysts’ favorite builders. The bet on the new skyscraper in São Paulo reaffirms the developer’s role in transforming the high-end real estate market, bringing luxury and innovation to the São Paulo horizon. As Efraim Horn aptly summarized, “We want to give São Paulo the view it deserves.” And, it seems, the sky is the limit.
