U.S. Host Discovers That a Guest Installed Up to 10 Computers to Mine Cryptocurrencies for 3 Weeks and the Bill Skyrocketed. The Incident Rekindles the Debate on Clear Rules, Energy Consumption, and Reimbursement in Airbnb.

The property owner, identified as Ashley Class, reported receiving an electricity bill of about US$ 1,500 (approximately R$ 8,000) after a three-week stay. According to her, the guest admitted to making around US$ 100,000 during that time through mining, an amount far exceeding the bill left for the owner. The case was originally reported by Business Insider and gained renewed attention this year, with republishing and discussions among hosts.

To figure out what happened, Ashley reviewed images from external cameras, where she saw the guests leaving with at least 10 rigs of computers. The author contacted the guest and, after reaching out to Airbnb, was able to charge the costs directly to the responsible party.

The incident raised an alert among hosts regarding abusive resource usage in short-term rentals and led the owner to implement new rules, including a ban on cryptocurrency mining and a ban on charging electric vehicles on the property.

Proof and Reimbursement in Airbnb: How It Works and When to Use It

Such cases typically start at the Resolution Center, Airbnb’s tool to request or send money between hosts and guests. This is where the host registers the request with amount, attachments, and a clear explanation of the reason for the charge. There is a period of up to 60 days for general requests and specific rules for damages.

When there is damage or extraordinary cost directly related to the guest’s behavior, the host must document everything with photos, videos, invoices, and estimates and open the request within 14 days after checkout. The guest has a short period to respond; if they do not pay, the host can invoke Host Damage Protection as a complementary contractual guarantee.

In practice, clear house rules and transparency in billing make a difference. In Ashley’s case, the charge was paid by the guest after she sent the documentation through the platform. For hosts, the lesson is: record evidence, detail the rules, and do everything within the Airbnb system to preserve the history.

Cryptocurrency Mining Consumes a Lot of Energy

To provide context, an ASIC Antminer S19 Pro, a computer used for mining cryptocurrencies, consumes about 3.25 kW. If 10 units operated 24 hours a day for 21 days, that would amount to over 16,000 kWh, which, at residential rates of US$ 0.13 to US$ 0.16/kWh in North Carolina, would cost several thousand dollars.

In contrast, GPU rigs have lower consumption per unit. A typical RTX 3080 operates around 220 to 230 W while mining; a rig with 6 GPUs is close to 1.3 to 1.5 kW including the motherboard and power supplies. If there were 10 rigs in that range running continuously for 21 days, the electricity cost could exceed US$ 1,000 and reach up to US$ 1,500, depending on the local rate and actual time on. It is a plausible calculation for the amount mentioned by the owner.

Residential mining is an electricity-intensive activity and, when utilities are included in the Airbnb price, allowing unrestricted usage could break the host’s bill.

What to Change in the Listing Rules: Energy, EV Chargers, and Prohibited Activities

The first step is to explicitly include prohibited activities related to high energy consumption, such as cryptocurrency mining, and use of chargers for electric vehicles without express permission. This reduces ambiguities and aids in the assessment of extraordinary costs.

It is also worth considering objective clauses regarding charges for excessive consumption, always aligned with local laws and the platform’s policy. In markets where this practice is accepted, a clear line in the rules helps the guest to adjust expectations and avoids later disputes.

Lessons for Brazil: How Hosts and Guests Can Protect Themselves

For Brazilian hosts, best practices are universal: outline clear rules about energy, EV, and prohibited activities; centralize conversations and charges through the Airbnb system; and document everything with notes, photos, and invoices. In disputes, following the official process increases the chance of success.

Another tip is to set limits. If utilities are included, make that explicit and define exceptions to help separate normal usage from documented excesses. With evidence and published rules, reimbursement requests tend to be quicker and more effective.

Finally, educating the guest is crucial. Make a short notice about responsible consumption visible during pre-check-in. And if something deviates from the standard, open the case immediately in the Resolution Center within the deadlines. Transparency, evidence, and rules are the cornerstones to prevent a reservation from turning into a hefty electricity bill.
