Preserved Structure Keeps Alive Plan For Reuse Of Grand Property Associated With The Trajectory Of José Rico, Located On The Banks Of Anhanguera Highway, In Limeira, And Marked By Impasses Related To The Destination Of Assets, Frustrated Attempts To Sell And Proposals For Transformation Into Cultural And Tourist Space In The Interior Of São Paulo.
The mansion envisioned by country singer José Rico in Limeira, in the interior of São Paulo, has been discussed again as a possible tourist and cultural attraction after years of abandonment and frustrated attempts to sell.
The property, known in the region as “José Rico’s Castle”, is located on the banks of Anhanguera Highway and boasts uncommon dimensions for a residence, as well as a history marked by impasses related to the destination of assets, auctions, and proposals for reuse.
Built on a lot of approximately 48 thousand square meters, the building has become a visual landmark for those passing by the highway.

Even unfinished, the structure remains standing and continues to appear in evaluations and plans that point to everything from selling the location to converting it into a museum and themed hotel related to the trajectory of the duo Milionário & José Rico.
Ambitious Project Idealized In The 1990s

The project began to take shape in the early 1990s, when José Rico planned to build a large residential complex capable of simultaneously accommodating family life and an intense work routine.
The proposal included spacious areas to receive guests, accommodate teams, and provide logistical support for show schedules.
By closely following structural and aesthetic decisions, the singer sought to give the mansion an imposing aspect, with references reminiscent of European-style buildings.
The idea was to transform the space into a refuge that would also serve as a base for activities related to his artistic career.
In an interview aired in October 2014, José Rico summed up his personal connection to the work by stating, “There is my world. I am building for myself and for my people.”
In the same conversation, he denied that the construction was linked to superstitious stories and classified the rumors as “legends.”
Strategic Location On The Banks Of Anhanguera Highway
The location of the property, next to one of the busiest highways in the interior of São Paulo, contributes to its constant visibility.
Surrounded by industrial and commercial areas, the mansion stands out in the landscape due to the size of the construction and the extent of the land.
Reports about the project mention around 100 rooms, a number that reinforces the grand nature of the work.
Recent reports indicate that the built area reaches approximately 11 thousand square meters, placing the property among the largest residential projects associated with a country artist in the country.
Among the best-known details is the guitar-shaped swimming pool, a direct reference to José Rico’s connection with music.
The project also included a spacious garage, designed to facilitate the frequent commutes required by the professional routine.
Million-Dollar Valuations And Impediments That Stopped The Destination Of The Property
With José Rico’s death in March 2015, construction was interrupted and the property entered a long process of impasses related to the destination of assets involving the sharing of goods.
Since then, the mansion has appeared in different attempts to sell and commercialization attempts, without the negotiations advancing definitively.
Over the years, reports and estimates indicated that the property could reach a value of up to R$ 15 million, varying according to the state of conservation and the real estate market scenario.
The size of the property, the high cost of recovery, and the legal issues were cited as factors that deterred potential buyers.
In one of the most recent moves, Band reported that the property would be auctioned due to financial problems associated with the management of the assets.
According to the TV station, part of the property was valued at R$ 3.2 million, while the accumulated costs reached around R$ 7 million.
Prolonged Abandonment And Conservation Of The Structure

The long period of disuse caused visible damage in internal and external areas, such as leaks and deterioration of finishes.
This type of wear is common in large constructions that remain closed for years.
Still, recent evaluations indicate that the main structure remains preserved, keeping the possibility of restoration open.
The fact that the work was never completed creates additional technical and financial challenges for any adaptation project.
Even with these limitations, the building’s continued existence supports recurring discussions about the property’s fate.
Proposal For Museum And Cultural Pole In The Interior Of São Paulo
Given the difficulty of selling, the proposal to transform the mansion into a museum dedicated to the trajectory of the duo Milionário & José Rico, associated with a themed hotel, has gained traction.
The idea is to adapt the spaces for exhibitions, accommodation, and cultural activities, creating a new visitation point in the interior of São Paulo.
The project is presented as a way to preserve artistic memory while also giving sustainable use to a currently idle property.
The expectation is to attract visitors, boost the local economy, and place Limeira on a cultural tourism circuit linked to the history of Brazilian music.
So far, there is no public confirmation of a schedule, budget, or management model to make the initiative viable.
In the meantime, the mansion remains a symbol of an interrupted project that reappears in the news with each new auction attempt or announcement of reuse.
If the property combines dimensions, strategic location, and strong historical appeal, what still prevents the so-called “José Rico’s Castle” from leaving abandonment and becoming a space open to the public?
