Construction cost in Paraíba reaches R$ 1,902.48 per square meter in March, the highest in the Northeast, and labor advancement places the region at the center of pressure on the sector, with Bahia registering the highest monthly increase in the country
The construction industry in the Northeast has entered a new level of pressure. In March 2026, Paraíba recorded the highest average cost per square meter in the entire region, reaching R$ 1,902.48. This data places the state at the forefront of the Northeast precisely at a time when the region has begun to concentrate the highest cost increases in the country.
The movement did not come alone. Paraíba also appeared among the highest monthly increases in Brazil, with an advance of 1.83% in March. Above it was only Bahia, which recorded 2.16% and led the state variation for the month across the country. According to IBGE, this jump was influenced by collective agreements made in professional categories of the construction industry, with a direct impact primarily on labor.
Paraíba leads in the Northeast and closes in on the national average
Even though it remains below the Brazilian average, Paraíba has advanced to a level that draws attention. The national cost per square meter closed March at R$ 1,932.27, with a monthly increase of 0.37% and an accumulated growth of 6.73% over 12 months. In other words, the Paraíba value is already very close to the national average and above other northeastern states.

This detail is important because it shows that the pressure in the state is not just regional. Paraíba is already operating at a cost level that brings it closer to the national scenario, even outside the traditional axis of the most expensive states in Brazilian construction.
Northeast becomes the epicenter of increase in construction
IBGE also showed that the Northeast had the highest regional variation in the country in March, with an increase of 0.95%. No other Brazilian region advanced as much during the month. This confirms that the rising costs in northeastern construction are not an isolated phenomenon in Paraíba or Bahia, but a pressure spread throughout the entire region.
In practice, this means that the Northeast has become the main focus of rising construction costs in Brazil at this moment. And when all the states in the region rise at the same time, the impact tends to spread across residential works, launches, renovations, and public contracts.
Bahia leads the monthly surge in the country
If Paraíba ended March with the highest square meter cost in the Northeast, Bahia was the state with the highest monthly increase in Brazil. The advance of 2.16% placed the Bahian market at the top of the national ranking for variation in the month. Right behind was Paraíba, with 1.83%, reinforcing the strength of northeastern pressure on the index.
This behavior suggests that the region has undergone a more intense cost shock than the rest of the country, and IBGE directly pointed to professional category adjustments as one of the central triggers of this escalation.
Labor becomes the central piece of increase
On the national scene, materials rose 0.43% in March, while labor advanced 0.31%. But over the accumulated 12 months, it is labor that weighs the most: the increase reached 9.89%, well above the monthly variation and strong enough to continue pressuring the sector.
This data helps to understand why states with recent collective agreements surged in the ranking. When the professional adjustment comes into play, the final cost per square meter rises rapidly. And this affects both private works and the planning of new ventures.
More expensive construction pressures the market and can affect consumers
When construction costs rise, the impact is not limited to construction companies. The increase in the square meter tends to affect property prices, renovation costs, public works budgets, and the margins of companies in the sector. In states where the increase has been stronger, such as Paraíba and Bahia, this pressure may become even more visible in the coming months.
The problem gains even more weight because it occurs in an environment where construction is already dealing with higher credit costs, elevated operational costs, and greater sensitivity to labor prices. In other words, the rise of Sinapi does not appear alone. It enters an already pressured scenario.
Paraíba assumes unexpected prominence in construction cost
The leadership of Paraíba in the Northeast changes the construction map in the region. For a long time, larger states or those with more heated markets concentrated the focus when it came to high costs. Now, Paraíba takes this position and draws attention for combining a more expensive square meter with one of the highest monthly increases in the country.
This transforms the state into a mandatory observation point for the sector. If the pressure continues, Paraíba may consolidate a new cycle of regional price increases with a direct impact on investments, launches, and the pace of works.
Northeast accelerates, costs rise, and the sector enters a new phase of pressure
The data from March sends a clear message: construction in the Northeast has become more expensive, and Paraíba leads this movement in the average cost per square meter. At the same time, Bahia showed that the speed of increase in the region may be even greater than the market expected.
With labor pressing, collective agreements pushing the indices up, and the Northeast leading the regional variation in the country, construction enters a more sensitive phase. And what happens now in Paraíba and Bahia may be an important signal of what is yet to come in the rest of the market.
