220,000 m² Contract in Guarulhos Sets Record in the Brazilian Logistics Sector and Strengthens E-Commerce Expansion in the Country
The Brazilian logistics market recorded a historic milestone in 2026. The developer Marq Logistics, formerly GLP, signed the largest leasing of logistics warehouses ever recorded in Brazil, involving about 220,000 square meters of space, equivalent to approximately 27 soccer fields.
The development is located along the Presidente Dutra Highway in Guarulhos (SP) and is expected to be delivered by the end of 2026. According to information from the logistics real estate market, the tenant will be Shopee, although Marq does not officially confirm the name of the company due to contractual confidentiality.
When contacted, Shopee also chose not to comment on the agreement, maintaining the secrecy of the negotiation that has become one of the largest logistics transactions ever recorded in the country.

Companies Seek Larger Warehouses to Gain Scale

In February 2026, for example, the company inaugurated a new logistics center in Goiânia, expanding its national presence. With this unit, the company now operates 16 distribution centers in Brazil.
Since then, Shopee has become one of the largest tenants of logistics warehouses in the country. According to industry experts, the company has already surpassed Amazon in this type of operation, although Mercado Livre still leads the logistics infrastructure in Brazil.

In e-commerce, the location of distribution centers has become a decisive factor for the competitiveness of digital platforms. Companies that have more warehouses can reduce logistics costs and speed up product delivery to consumers.

According to executives at Marq, the contract was closed close to the average price for the region, estimated at about R$ 45 per square meter, with minor adjustments related to the investments that will be made in the space.
Marq Expands Logistics Presence in Brazil
Currently, Marq Logistics is considered the largest developer of logistics warehouses in Brazil. The company has 45 logistics developments, totaling approximately 1.9 million square meters of built area.
In addition, the group has land that allows the development of more 900,000 square meters of new logistics projects. Of this total, about 370,000 square meters are already under construction.
Among these projects are the recently leased development in Guarulhos and a new unit in Taboão da Serra (SP), while other projects remain in the licensing phase.

Marq Logistics is controlled by the international manager Ares Management, based in Los Angeles, United States. According to information released by the company itself, the manager oversees about US$ 623 billion in global assets.
