In 2025, the cost to build an 80 m² house in medium standard may reach R$ 232 thousand. Understand how much each stage of the work costs, where the money weighs most, and how to avoid waste

Building a home remains the great dream of many families but is also one of the most challenging financial decisions.

The cost to build a house at each stage can surprise those who do not plan properly, and understanding how the budget is distributed helps avoid shocks and waste.

Today, a single-story house of 80 square meters, in medium standard — not too simple, nor luxurious — costs on average between R$ 210 thousand and R$ 230 thousand, considering materials and labor, but excluding the land.

This type of construction usually follows a functional model and is highly sought after: living room integrated with kitchen, two well-sized bedrooms (one of which can be a suite), guest bathroom, laundry room, and open garage.

The finishes include rectified ceramic tile and aluminum frames, ensuring comfort and durability without overspending.

Cost Division to Build a House

The total investment is distributed among various stages, each with a direct impact on the safety and final appearance of the house.

The foundation and structure consume about 18% of the budget, equivalent to approximately R$ 40 thousand.

This phase includes piles, beams, columns, and slabs — the base that supports the entire construction. Although it is an “invisible” part when the house is ready, it is essential for ensuring stability and avoiding structural problems in the future.

The next stage is masonry and roofing, responsible for 22% of the total cost, around R$ 50 thousand. This is when the walls are erected and the roof is installed, giving real shape to the rooms.

Next come the plumbing and electrical installations, which represent 12% of the total value, varying between R$ 26 thousand and R$ 30 thousand. This is the phase that literally “gives life” to the house, bringing water, energy, and functionality to the rooms. Even though it is not very visible, any mistake here can lead to high repair costs after the work is completed.

The finishes are by far the most expensive and sensitive stage of the budget: they account for 40% of the total, something close to R$ 85 thousand.

This phase includes flooring, wall coverings, painting, doors, windows, fixtures, and metals. It is also where personal decisions most influence the final price — a finishing material can change the total cost of the work by thousands of reais.

Finally, it is essential to reserve about 10% of the budget, or R$ 20 thousand, for additional costs such as projects, city hall fees, land cleaning, regularizations, and unforeseen expenses. This reserve prevents the budget from bursting should unexpected costs arise.

Even with the same area, two 80 m² houses can have quite different prices. This happens because the cost depends not only on the size but also on the quality of materials, the labor hired, and the choices made at each stage.

While one project may prioritize savings, another may invest in sophisticated finishes, which completely alters the final value. Moreover, the cost of construction varies according to the region of the country, the type of land, and even the logistics of transporting materials.

How to Save without Losing Quality

It is possible to reduce costs without compromising the quality of the work. The secret lies in planning and intelligent decisions.

One of the most effective strategies is to buy materials directly from factories. Bricks, tiles, and blocks, for example, can cost up to 30% less when acquired directly from the ceramic factory or industry.

Another way to save is to negotiate cash payments, as discounts are usually more advantageous than any installment plan offered in retail.

Avoiding changes to the project after construction has begun is also essential. Altering the plan midway through the project results in rework, material waste, and increased execution time — factors that weigh heavily on the budget.

On the other hand, it is important to not cut costs on electrical and plumbing installations, as they are the “heart” of the house. A mistake in these areas can lead to high losses and lasting inconveniences. However, in finishes, it is possible to save by choosing tasteful and durable models without having to resort to expensive brands or trends.

Planning: The Key to Not Blow the Budget

Planning each stage well is the most important step for those who want to build without debt and stress. Ideally, create a realistic timeline, organize purchases in advance, and maintain a security reserve for unforeseen events.

In general, building an 80 m² house in medium standard costs around R$ 220 thousand, but this value may vary according to region and the owner’s choices.

The difference between a smooth project and a headache lies in the preparation — those who understand the costs of each stage and plan carefully avoid the errors that heavily impact the budget and ensure a final result balanced between comfort, aesthetics, and savings.

Não faz!!
Após a pandemia e, agora, reajustando de 2025 para 2026, o valor do metro quadrado não sai por menos de $3.500 e considerando mão de obra ruim!!!
Mão de obra boa, chega a $4.000 a $4.200 o metro quadrado!!!! Sem terreno, sem movimentação de terra e sem muros!!!

O metro quadrado que estou pagando pra fazer a minha é 8 mil sem pedreiro. Só com o ajudando e um estagiário. Sem terreno, sem muro, sem lugar. O detalhe É que a construção é na comunidade. Pela metragem deve sair por uns 2.300.000
