See How an Ecological Brick House in Self-Construction Organizes the Financing from Caixa, Goes Through the Caixa Measurement, Builds the Construction Shed, and Prepares the Financed Lot to Release Money.

In the video and in this article, you will see how a financed ecological brick house comes to life in practice: the author starts with the financed lot, puts up the construction shed, connects water and electricity, and organizes everything that Caixa requires for the first Caixa measurement. By understanding the logic of Caixa financing, it becomes easier to plan each step without getting stuck on releasing the money.

While Caixa had already paid for the lot and he was covering the interest for this first phase, the day-to-day on the land was different. Retaining wall ready, truck of gravel leveling the ground, and a solid temporary installation to store tools and materials. This combination of minimal structure and organization of the site allowed for the first official measurement of the ecological brick house financed by Caixa.

How Caixa Financing Works for Ecological Brick Houses

In the model that Caio uses, Caixa first pays off the lot directly to the seller, and the client starts paying the interest on that part of the financing. The ecological brick house comes next, in a step-by-step schedule, all described in a spreadsheet that accompanies the contract.

In this spreadsheet, each stage has a set of services, an expected value, and a percentage of physical progress. The first measurement is not for the finished house or the masonry. It includes the temporary installation for the construction, the water connection, the power connection, and the necessary complementary projects.

The practical rule is simple and harsh: you do first, prove with photos and documentation, and only then Caixa evaluates and releases the money for that particular part of the work.

Preparing the Lot Before the First Measurement

The lot where the ecological brick house will be built had a gradient of about 1 meter between the back and the street. Before thinking about the house itself, it was necessary to consolidate the land.

The retaining wall was built to hold the soil, and a truck of gravel helped to level and reinforce the work area.

This preparation ensures a site less prone to erosion, flooding, and soil displacement. Without a minimally organized lot, the risk is starting construction on unstable ground and compromising the Caixa’s inspection at the first measurement.

The result was a more regular plateau, ready to receive both the temporary shed and the following stages of the house.

The Temporary Shed That Is Included in the Caixa Spreadsheet

The so-called “temporary house” is, in practice, a small construction shed. In Caio’s case, he chose a simple structure made of wood and common roofing, but designed to be safe and functional.

The posts were driven into the ground, with uneven heights between the front and back to allow for proper drainage of rainwater from the roof.

After erecting the structure, he secured the woods with blocking beams, placed the tiles, installed a plywood ceiling, and a door also made of plywood, with wooden locks for security.

This space became the central organization point of the construction and, at the same time, an item listed in the spreadsheet as a temporary construction recognized by Caixa.

By storing tools, materials, and equipment in a covered and locked place, he reduces losses, improves logistics, and can document a concrete physical stage for the bank’s measurement.

Power Connection: More Than Just a Pole in the Ground

The electricity in the lot is also part of the first measurement for the ecological brick house. The pole was already installed, but that is not enough.

It was necessary to request the effective connection of electricity from the distributor Equatorial, with an active meter and regular installation.

With the electricity released, the work reaches another operational level. Electric tools can work safely, lighting makes work easier during less sunny hours, and the site approaches the standard that Caixa expects to see in financed constructions.

In the spreadsheet, it is not enough to have “anticipated electricity.” What counts is connected electricity, evidenced in the inspection.

Water and Saneago Box in Ecological Brick

Water is another mandatory item. Caio had already made a temporary box for Saneago but ended up having to demolish it to level the lot.

For the measuring phase, he built a new box, this time with more attention to the base and durability, and took the opportunity to use the same concept as the ecological brick house.

First, he poured a mini footer. This small concrete slab serves as a firm support for the wall that will hold the valve and the water meter.

After the initial curing, he built the box with ecological bricks produced by a partner factory, Rota Brasil, which also offers discounts for those using his channel’s coupon.

In addition to the technical function of housing the water point, Caio also thought about aesthetics. He even considered painting the box black to match the dark details of the house’s architectural project.

Thus, even a simple element like the Saneago box aligns with the visual language of the ecological brick house without losing its practical function.

After completing the work and reconnecting with the sanitation company, water also counts as an accomplished item in the measurement.

How Caixa Measures and Releases the First Installment of Financing

With the shed ready, electricity connected, water installed, and complementary projects organized, Caio moves on to the more bureaucratic part of the first measurement of the ecological brick house.

He needs to document everything with photos, fill out the measurement spreadsheet with the services performed, and send this information to the Caixa correspondent responsible for the process.

Caixa analyzes the images, checks the items listed in the spreadsheet, and compares them with what was presented. Only after this technical validation does the bank approve the measurement and authorize the release of the amount corresponding to the completed stage.

In his case, the video documenting this phase was only released once the stage was accepted, which is a prudent attitude not to rely on money that has not yet been released.

It is important to understand that the logic is always the same. First, the client invests their own resources to carry out the planned segment.

Then, they prove and receive reimbursement from Caixa for that advancement. Anyone thinking about financing an ecological brick house needs to plan to cover this initial push.

PLS, Caixa Correspondent, and the Role of Aligned Advisory

With the temporary installation phase complete, Caio’s next step is to create the PLS, the Simplified Legal Project.

This document organizes the technical information of the ecological brick house, connects architectural project, city hall, and Caixa, and serves as the basis for future releases.

Throughout the process, he emphasizes the work of Emoscow, a real estate agency that acts as a Caixa correspondent and that did not try to block the work just because the construction system is different from the conventional.

Having someone in mediation who understands ecological bricks and brings solutions to Caixa, instead of creating objections, makes a direct difference in the speed and tranquility of financing.

What This First Measurement Teaches Those Who Dream of Ecological Brick Houses

This entire experience leaves some clear messages for those who want to bring an ecological brick house to life using Caixa financing and self-construction.

There is no easy money; there is planning of stages, discipline to execute what was agreed in the spreadsheet, and the ability to invest before receiving.

The first measurement does not deliver a finished house, but it organizes the scene for it to be built. Level lot, constructed shed, water connected, electricity available, and documentation in order form the foundation on which the ecological brick house will rise block by block.

Those who ignore this preliminary step tend to get stuck in bureaucracy or depend on costly improvisations along the way.

After going through all this, Caio closes the initial cycle with the prepared lot, functional site, and Caixa recognizing the stage in the measurement. From there, the focus shifts to the foundation, walls, and other phases of the house, always following the same scheme of executing, proving, and receiving.

And you, would you tackle this model of building first, investing in the minimum structure, and only then receiving from Caixa to see your ecological brick house come to life, or would you prefer to stay in the comfort zone of renting and the fear of financing a non-standard construction?
