When ceramic tiles, tiles, or porcelain tiles start to come loose from the wall or floor, the inconvenience goes beyond aesthetic appearance. The so-called detachment of coating is one of the most common— and serious— issues faced in civil construction, affecting both residences and commercial spaces.

In addition to compromising the functionality of the space and the safety of its occupants, the phenomenon signals failures in the construction process that could often have been avoided.

What Is the Detachment of Coating?

Detachment occurs when there is a loss of adhesion between the coating (such as ceramics, porcelain tiles, or tiles), the mortar, and the substrate, causing the pieces to come off.

This problem manifests more frequently on walls and floors where the application process was done inadequately.

This type of failure directly interferes with the durability of the finish and can even pose accident risks, especially in high-traffic areas or with pieces installed at height.

Main Causes of Detachment of Ceramics and Floors

The origins of detachment of coating are varied, but experts point to recurring causes that repeat in different works:

  • Structural project failures, such as the absence of analysis of substrate movements;
  • Presence of moisture, often caused by infiltrations or leaks;
  • Incorrect application of mortar, with excessive water or expired material;
  • Failure to clean the base before installing the coating;
  • Use of inadequate tools or techniques for mounting;
  • Unqualified workforce, lacking sufficient technical knowledge.

In many cases, the problem only becomes visible weeks or even months after the completion of the work, making accountability difficult and generating high costs for corrective maintenance.

How to Prevent Detachment of Coating in Construction?

Avoiding this type of failure starts with planning. Choosing the right materials and executing correctly by experienced professionals are fundamental steps.

1. Choosing the Right Coating

The type of environment defines the ideal type of coating. Commercial spaces, for example, require floors that are more resistant to abrasion, slipping, and impact. Humid environments require pieces with low water absorption. This selection directly influences the quality of adhesion.

2. Using the Appropriate Adhesive Mortar

The mortar should be chosen according to the type of coating and the location of application— indoors, outdoors, floor, or wall. It is also necessary to respect the curing time and follow the manufacturer’s recommendations regarding the water ratio and usage time of the mix.

3. Application with Correct Technique

The application should be done with the mortar both on the base and on the back of the coating. This method, known as double gluing, improves fixation and reduces the risk of detachment. Complete cleaning of the substrate before installation is also essential.

4. Choosing the Appropriate Grout

The grout contributes to the fixation and protection of the tiles against infiltrations. It should be chosen based on the application area and compatibility with the coating.
