According to information from the website Meu Tudo, the Severance Indemnity Fund (FGTS) works as a mandatory savings account for those with formal employment. Every month, the employer deposits 8% of the employee’s salary into an account managed by Caixa Econômica Federal.

It is important to emphasize: the worker cannot have this amount deducted from their salary. FGTS is a guaranteed right and paid in full by the company.

Who Can Access FGTS?

The benefit applies to different professional categories, including:

  • Workers with formal employment (CLT);
  • Domestic and temporary workers;
  • Casual and rural workers, including those who only participate in the harvest;
  • Professional athletes.

This variety ensures that many Brazilians have access to the balance and can use it in strategic ways, such as paying off financing.

Using FGTS to Reduce Financing Installments

The FGTS balance can be used to reduce the amount of installments or decrease the outstanding balance of housing financing. To do this, it is necessary to:

  • Have at least three years of FGTS registration, totaling consecutive or non-consecutive periods;
  • Not have another active financing in the Housing Finance System (SFH);
  • Not own a residential urban property in the city where you live or work, or in neighboring municipalities or the same metropolitan area.

This possibility applies to both old SFH contracts and those entered into under the Real Estate Financial System (SFI) as of 06/12/2021.

Limits and Frequency of FGTS Usage

FGTS cannot be used every year to pay off financing. The rule states that the balance can only be used every two years, following the SFH regulations.

However, there is an alternative that allows you to reduce up to 80% of the installment value for up to 12 consecutive months.

After this period, the worker can again request the use of FGTS, as long as the financing continues to meet the standards and there is sufficient balance in the account.

How to Check Your Balance?

Knowing how much you have available in FGTS is essential before planning to pay off financing.

The balance can be checked through the FGTS app, using the Gov.br login.

Additionally, the FGTS Calculator, available on the Meu Tudo website, allows you to estimate how much of the fund can be used to reduce installments or the outstanding balance.

Other Ways to Withdraw FGTS

In addition to paying off financing, FGTS can be withdrawn in different situations:

  • Termination Withdrawal: in case of dismissal without just cause;
  • Retirement Withdrawal: upon retirement by INSS;
  • Severe Illness Withdrawal: for treatment of conditions such as cancer, HIV, or terminal illnesses;
  • Anniversary Withdrawal: allows you to withdraw a part of the balance once a year, in your birthday month.

A recent option is the FGTS Loan, or early access to Anniversary Withdrawal, which allows you to anticipate payments to be received with a discount directly applied to the balance, respecting limits and contract rules.

Step by Step to Use FGTS in Financing

  1. Contact the bank responsible for the financing;
  2. Request the use of FGTS to pay up to 80% of overdue installments, respecting the limit of 12 payments;
  3. Sign the Authorization for Movement of the Linked Account in person.

The worker can clarify additional doubts through the FGTS website or by calling 0800 726 0207.

FGTS is a strategic tool for organizing finances and reducing financing installments.

With knowledge of the rules, planning of the balance, and proper use of the tool, it is possible to optimize resources and make the dream of home ownership more accessible.
