Founder Of Cacau Show Acquires Area Of 550 Thousand M² In Itapevi For R$ 138 Million. Land Is Close To Megastore And The New Distribution Center Of The Brand

Businessman Alê Costa, founder of Cacau Show, made another significant acquisition in Itapevi. He bought a plot of 550 thousand square meters for R$ 138 million. The area is located along the Castelo Branco Highway, close to the brand’s megastore and the new distribution center (CD) of the company.

The deal was closed shortly after the purchase of another plot in the same municipality. Cacau Show is building its largest CD at kilometer 36 of the SP-280, with a projected investment of R$ 320 million.

The land belonged to Gilson Leite de Araújo, who decided to sell it to settle old debts. Before closing with Alê Costa, the owner tried to sell the area in specialized forums and social networks, but without success.

Initially, the asking price was high. The suggested value ranged between R$ 500 and R$ 700 per square meter, which would amount to approximately R$ 330 million at the midpoint. The proposal considered the strategic location, the scarcity of similar plots in the region, and the potential for industrial use of the area.

Despite the attractions, the asking price was above the regional average. According to the consultancy Erea Galpões, plots in the vicinity of Castelo Branco Highway usually vary between R$ 130 and R$ 300 per square meter. This range applies to lots of about 100 thousand square meters.

The consultancy also highlights that the region faces logistical limitations, mainly regarding the circulation of trucks and trailers. According to Rafael Vassalo, investment director at Erea Galpões, these restrictions directly impact the operations of the sector.

The new plot, purchased for R$ 250 per square meter, is classified as industrial land in the municipal zoning. The property also does not require permanent preservation areas or legal reserve.

In the agreement reached, Cacau Show paid R$ 70 million upfront. The remainder will be settled in installments, according to information released by the publication Metro Quadrado.
