About 50 Km From Belo Horizonte, a Mining Town Offers Houses From R$ 100 Thousand and Lots for R$ 40 Thousand, Attracting Buyers and Investors From All Over the Country.

While property prices in Brazilian capitals soar, a discreet town in the interior of Minas Gerais has been drawing attention from those dreaming of homeownership or seeking to invest in cheap lots. Located about 50 km from Belo Horizonte, it brings together an increasingly rare combination: ready homes starting at R$ 100 thousand and lots listed for only R$ 40 thousand, prices that have once again attracted buyers from other regions and investors keeping an eye on market movements.

In recent months, local construction companies, small investors, and low- to middle-income families have returned to energize the region’s real estate sector. The phenomenon is linked to the expansion of the metropolitan area of Belo Horizonte and the search for quieter towns with a lower cost of living and homes that fit within budgets.

According to data collected from real estate portals and regional classifieds, lots of 250 to 300 m² are being negotiated in the range of R$ 40 thousand, and simple two-bedroom houses cost between R$ 100 thousand and R$ 140 thousand — a stark contrast to the capital, where a similar property rarely sells for less than R$ 350 thousand.

Silent Appreciation in the Surroundings of the Minas Gerais Capital

The city in question is Juatuba (MG), part of the metropolitan axis that connects Betim, Igarapé, and Mateus Leme. Discreet and with just over 28 thousand inhabitants, it has been experiencing steady growth in the housing sector driven by new developments and the migration of residents seeking to escape the traffic and high costs of Belo Horizonte.

The proximity to industrial and logistics hubs, such as Fiat Stellantis in Betim and BR-381, has sustained a steady demand for affordable housing and rental, sparking interest from those seeking quick returns on investment. Lots once considered “off-route” now have basic infrastructure and are estimated to appreciate by up to 30% in certain neighborhoods, according to local real estate agents.

Lots of R$ 40 Thousand and Houses of R$ 120 Thousand: The Portrait of New Real Estate Access

The latest listings show lots starting at R$ 40 thousand in neighborhoods like Samambaia and Cidade Satélite, areas with access to shops and schools. Meanwhile, simple one-story houses appear in the range of R$ 120 thousand to R$ 160 thousand, featuring two bedrooms, a living room, kitchen, and basic garage.

These prices are confirmed on buying and selling platforms and reflect a market that still resists real estate inflation. For those looking to invest, the math is simple: a R$ 40 thousand lot can accommodate a modest 60 m² build, estimated at around R$ 120 thousand. The total — lot and ready house — would cost about R$ 160 thousand, less than half the average price of a similar property in Southeastern capitals.

Investment Opportunity and New Housing Route

With the expansion of intercity transportation and the advancement of roadworks, Juatuba has become part of the daily commute circuit for workers traveling to Betim and Belo Horizonte. This creates a dual market: permanent residents seeking quality of life and investors buying for resale or rent.

During appreciation periods, smaller lots in these areas tend to double in price within a few years, especially after the arrival of new developments, road paving, and public services. Small investors take advantage of the moment to acquire cheap lots and build compact houses of 50 to 70 m² for rent, a segment that maintains good profitability.

Despite the optimism, experts remind buyers to observe the documentation of the lots and the actual infrastructure of the neighborhood. In some cases, the low price reflects the absence of paving, sewage systems, or regularized energy, factors that should be considered before purchasing.

The advancement of digitization in property records and the growth of land regularization programs are expected to strengthen the legal market in smaller municipalities, paving the way for new construction companies and housing cooperatives. Consequently, cities like Juatuba may become new hubs of affordable housing around the Minas Gerais capital — the same movement that occurred years ago in cities like Valinhos (SP) and São José dos Pinhais (PR).

A Market That Is Still Affordable

While in the capitals the dream of homeownership has drifted away from the reality of the middle class, smaller municipalities are starting to fill that gap, offering cheap lots and ready houses within a viable price range. In Juatuba, what once seemed like a dormitory town is now transforming into a concrete alternative for housing and investment — an example of how the interior of Minas still holds rare real estate opportunities in times of high prices.
