The Reforma Casa Brasil Offers Up to R$ 40 Billion in Financing for Housing Improvements, with Terms of Up to 60 Months and Reduced Rates that Vary According to Family Income.

The Reforma Casa Brasil is now available nationwide, a federal program that offers credit for home renovation and expansion. The initiative provides R$ 40 billion in financing with interest starting at 1.17% per month, allowing low and middle-income families to improve their homes under accessible conditions.

The benefit covers everything from purchasing materials and hiring labor to financing technical services. Families with a monthly income of up to R$ 9,600 will have priority access to the funds, being able to borrow amounts starting at R$ 5,000 and repay the loan within 60 months.

Program Structure and Funding Sources

Of the total R$ 40 billion released, R$ 30 billion will come from the Social Fund, specifically aimed at families with an income of up to R$ 9,600.

The remaining R$ 10 billion will be financed by Caixa Econômica Federal through the Brazilian Savings and Loan System (SBPE), intended for higher income brackets.

The initiative aims to reduce the deficit of adequate housing, especially in capitals, municipalities with more than 300,000 inhabitants, and metropolitan regions.

The credit can be used for structural works, expansions, electrical or plumbing installations, and general renovations, strengthening the construction sector and generating local employment.

Income Brackets and Interest Rates

The program is divided into three income brackets, with progressive interest rates according to the family’s purchasing power. The lowest rate, at 1.17% per month, is aimed at those who need the most incentive to improve their homes. The conditions are as follows:

  • Bracket 1: income of up to R$ 3,200, interest starting at 1.17% per month
  • Bracket 2: income between R$ 3,200.01 and R$ 9,600, interest of 1.95% per month
  • Bracket 3: income above R$ 9,600, with rates defined by Caixa, limited to 1.95% per month

For Brackets 1 and 2, the minimum credit amount is R$ 5,000, with repayment terms of up to 60 months.

For brackets above R$ 9,600, loans starting at R$ 30,000 will be available, with terms that can reach 180 months (15 years), subject to detailed credit analysis.

Steps and Application Process

Enrollment in the Reforma Casa Brasil can be done entirely digitally, via the Caixa Econômica Federal website or app, available on the App Store and Google Play. It is also possible to make the request in person at any branch.

During the process, the applicant must provide family income and describe the work to be done. After analysis and approval, 90% of the requested amount is immediately released into the beneficiary’s account, and the remaining 10% is paid after proof of completion of the work.

Verification is done through the submission of before and after photos of the renovation, sent directly through the Caixa app.

Oversight and Monitoring of Works

The two-step release model was designed to ensure that the funds are fully utilized for housing improvements.

The follow-up images serve as proof of the execution of services, complementing Caixa’s technical analysis process.

Additionally, the institution conducts internal audits and sampling checks on financed works. The goal is to ensure transparency and effectiveness in the use of public resources, preventing fraud and ensuring that credit reaches families that truly need it.
