Architectural Icon of Avenida Paulista, Torre Paulista Remains Abandoned After Frustrated Promises to Host the City’s First Hard Rock Hotel

Avenida Paulista, number 949. Those passing by inevitably notice the presence of a degraded building, with broken windows and walls covered in graffiti. This is Torre Paulista, a construction with striking features that has been occupied by respected offices and even housed the headquarters of a traditional Japanese bank. Today, however, the building lives in a state of abandonment and uncertainty.

Architecture and Origins

The building was conceived in the 1970s by architects José Gugliota and Jorge Zzupim. At the time, it was named Edifício Aquários.

Its curved and tapered volume gives it an imposing presence, even on a plot of only 2,200 m². The built area reaches 19,000 square meters, making it a prominent figure in front of the Gazeta building.

Zzupim, in addition to signing this project, was responsible for emblematic works in the capital, such as the Ibirapuera and Top Center malls.

This legacy places Torre Paulista among constructions of historical relevance to the São Paulo landscape.

The Abandoned Building and the Era of the Japanese Bank

For decades, the building was occupied by the Sumitomo bank, which established its headquarters there. Later, different commercial offices came in.

This phase gave the building an identity linked to the financial sector, in alignment with the character of the avenue itself.

However, change came in 2018. It was announced that the space would host the first Hard Rock Hotel in São Paulo.

The proposal excited investors and residents because it would combine architectural tradition and strategic location with an internationally recognized brand.

A Hotel That Never Materialized

The announcement was part of an ambitious plan for eight units of the chain in Brazil. But, in the case of Torre Paulista, reality did not match the promise. Construction never started, even after the building was vacated.

Over time, Hard Rock itself stopped mentioning the São Paulo hotel on its official platform. In 2023, a concept store was opened in Jardins to promote the future project, but the space was closed shortly after.

Crisis and Uncertainties

The building’s owner, Savoi, is still in talks with Residence Club, the company that took over the project after acquiring VCI in 2024. This transition, however, also brought along inherited problems.

VCI had faced serious financial difficulties, along with investigations that even led to the suspension of a cryptocurrency announced by the company.

The result was a drastic shrinkage of the initial plan and a history of delays. Only in 2024, DECON imposed R$ 18.6 million in fines against the company.

Other ventures of the brand, such as those planned for Fortaleza and Ilha do Sol, also gather pending issues and suspensions.

The Abandoned Building on Paulista: An Uncertain Future

Meanwhile, Torre Paulista remains vacant. Urban planners and architects are discussing the fate of the building. According to Nadia Somekh, emeritus professor at Mackenzie University, it is essential to preserve the construction, but always ensuring active use.

She emphasizes that a hotel could be the best solution, drawing inspiration from international models where skyscrapers combine hospitality and offices.

The fact is that, for now, Torre Paulista continues only as an unfulfilled promise, reflecting both the strength of its architecture and the fragility of the projects that attempted to redefine its history.
