Itaú Auction on the Zuk Platform on September 14, 2026, Featured 121 Properties Across 16 States with Discounts Up to 85%. The Cheapest, a 38 m² Apartment in Parada Lucas, Started at R$ 15,360 and Closed with a Bid of R$ 21,360.

The cheapest apartment at the Itaú auction, which took place on September 14, 2026, via the Zuk platform, entered the bidding at R$ 15,360 and received interest from only one buyer. According to Zuk, the property is located in Parada Lucas, in the North Zone of Rio de Janeiro, has a private area of 38 m², and is currently occupied.

The auction featured 121 properties from Itaú Unibanco across 16 states, with reported discounts of up to 85%, as stated by the newspaper A Tarde in a report dated September 10, 2026. The lot’s page on Zuk currently displays the message “This lot has already been sold”, with the highest bid at R$ 21,360, pending approval from the bank.

R$ 15,360 Apartment at Itaú Auction Located in Edifício Paraná

According to Zuk, the property is apartment 312 in block 1, quadra G, of Edifício Paraná, located at Rua Ministro Pinto da Luz, 75, in Parada Lucas. It entered the auction as lot 45, with code Z-37293-045.

The newspaper A Tarde reported that this lot had an indicated discount of 85%, the largest in the entire list, and was scheduled to be called at 12:22 PM. In practice, the apartment was announced 22 minutes after the auction started, which began at noon.

Only One User Placed a Bid, and Did So Twice

The bidding history published by Zuk shows only two bids on the Parada Lucas apartment, both from the same user. The platform identifies this participant only by a masked code.

The first bid of R$ 18,360 was recorded on September 4, 2026, at 1:17 PM, ten days before the auction. The second, at R$ 21,360, was placed on September 14, at 11:18 AM, about an hour before the lot was called.

Final Bid Was R$ 6,000 Above Opening Value

The difference between the opening value and the highest bid was R$ 6,000, equivalent to two increments of R$ 3,000, which was the minimum increase required by Zuk for this lot.

As a result, the final bid was approximately 39% higher than the opening value. Nevertheless, the amount remained well below the most expensive properties in the same auction, which exceeded R$ 900,000.

Occupied property with no viewings: buyer decides

According to Zuk, the Apartment in Parada Lucas, the cheapest in the Itaú auction, is occupied and there are no viewings. Due to the occupation, the platform reports that it was not possible to obtain the internal layout of the unit, and verification is up to the buyer.

The lot’s page also states that any condominium debts will be settled by the seller by the auction date. The IPTU (property tax), according to Zuk, remains with the bank until possession is delivered and then transfers to the buyer.

Highest bid does not guarantee purchase in Itaú auction

According to the newspaper A Tarde, the Itaú auction was conducted in the form of a “conditional highest bid”. In practice, those who offered the most did not automatically acquire the property.

After the winning offer, the seller still needed to formally approve the proposal and could accept or reject it. The Zuk page repeats the notification on all lots: “Bid subject to seller’s approval”.

42 out of 121 lots appear with conditional sale

In the complete list of the auction published by Zuk, 42 out of 121 lots appear with the label “Conditional Sale”. The remaining 79 lots from the Itaú auction are labeled simply as “Closed”.

The Apartment in Parada Lucas and the house in Mogi das Cruzes are among the 42. In both cases, the lot page displays a message of sold and the notice that the bid is subject to the seller’s approval.

House of R$ 1.9 million in Mogi das Cruzes received a single bid

On the other end of the list, the most expensive house in the Itaú auction is located in Condomínio Aruã, at Rua Jacareí, 171, Itapeti neighborhood, in Mogi das Cruzes (SP). According to Zuk, it has 511.49 m² built on a 897 m² lot and is also occupied.

Zuk’s history shows a single bid for this house, of R$ 1,939,200, recorded on September 14 at 12:23 PM, less than a minute before the scheduled time for the lot, 12:24 PM. A Tarde reported that the indicated discount for it was 54%.

Lots Larger than 700 m² Started at R$ 20,880

The lots also appeared with prices just above R$ 20,000. According to the newspaper A Tarde, a 744 m² lot in Itaporanga d’Ajuda, in Sergipe, had an opening bid of R$ 20,880, while another, measuring 774 m², started at R$ 23,680.

In Timbaúba, Pernambuco, a 542.37 m² lot was listed for R$ 26,880, according to A Tarde. In Águas Lindas de Goiás, a 59.34 m² house started at R$ 34,400.

Highest Discounts Were on the Cheapest Properties

According to A Tarde, the biggest discounts were primarily among the lower-value properties. An apartment in São Gonçalo, also in Rio, had an opening bid of R$ 18,160 with an 82% discount.

Still in São Gonçalo, the newspaper A Tarde listed a house of 81.3 m² for R$ 54,960, with a 78% discount, and another in the Engenho Pequeno neighborhood for R$ 44,080, with 70%. In Tanguá, a house of 157.19 m² started at R$ 102,480, with a 79% discount.

Northeast Had Houses and Lots with Over 50% Discount

In Bahia, a 4,386 m² lot in Eunápolis started at R$ 169,280, with a stated discount of 73%, according to A Tarde. In Ceará, a 130 m² house in Maracanaú had an initial bid of R$ 120,240 and a discount of 61%.

In Fortaleza, a 100.20 m² house in Conjunto Palmeiras started at R$ 88,480, with a 53% reduction, according to A Tarde. In Gravatá, Pernambuco, a 651.97 m² house had an initial bid of R$ 438,000 and a 69% discount.

Apartments in São Paulo Started Above R$ 900,000

Among the higher-value properties, the newspaper A Tarde highlighted two apartments in the São Paulo capital. One of them, in Tatuapé, had an initial bid of R$ 937,360.

The other, located in Parque da Mooca, started at R$ 948,880. Between this apartment and the one in Parada Lucas, the initial price difference exceeded R$ 930,000 within the same auction by Itaú.

Installments of Up to 78 Times, with 30% Down Payment

According to A Tarde, payment conditions varied from lot to lot, and some properties could be financed in up to 78 installments. For the Parada Lucas apartment, Zuk details the options offered by the bank.

For a cash payment, there was no discount. In 8 installments, the down payment was 20%, and the balance was due without interest or adjustments. For 78 monthly installments, Zuk informs a 30% down payment and an interest rate of 10% per year calculated with the Price Table, plus annual IPCA.

FGTS and Financing Were Excluded from the Itaú Auction

The auction regulations did not accept FGTS, real estate financing, consortiums, or credit letters, according to A Tarde. Those counting on FGTS to buy were excluded.

Properties with debts, rural properties, and lots acquired by former owners had to be paid in cash, as reported by A Tarde. Those wanting to finance needed to specify the payment method with their bid, which could impact the approval of the proposal.

5% Commission and Buyer Responsible for Vacating

After the sale confirmation, the buyer pays 5% commission to the auctioneer, in addition to the down payment or the property’s value, according to A Tarde. For the Parada Lucas apartment, with a bid of R$ 21,360, this translates to R$ 1,068.

A Tarde also notes that properties are sold in their current physical and document condition. If there are tenants, leaseholders, or squatters, the responsibility for vacating falls on the buyer.

The Way: Place Bids Online Days Before the Auction

To participate in the Itaú auction online, interested parties needed to register and qualify on the Zuk website by 12 PM on September 14, according to the newspaper A Tarde. It was also possible to submit a written proposal to the auctioneer at least 24 hours in advance.

The path is in the rules themselves: bids could be placed online before the day of the auction. This was done by the only interested party in the apartment in Parada Lucas, who placed the first bid ten days earlier, according to Zuk’s records.

Parada Lucas Lot Appears as Sold, Awaiting Itaú’s Approval

The page for the apartment on Zuk currently shows the auction closed, the lot marked as sold for R$ 21,360, and the status as conditional sale. According to the auction rules of Itaú described by A Tarde, the sale is only finalized when the seller approves the proposal.
