Auctions Held by Itaú and Santander Bring Together Over 500 Residential, Commercial Properties, and Lots in Various Brazilian States, with Starting Bids from R$ 22 Thousand, Discounts of Up to 85%, and 100% Online Participation via the Zuk Platform, Including Options with Financing for Up to 420 Secure Installments for Buyers.

The Auctions of the two banks are scheduled for December 15 and 17, 2025, with exclusively digital sales and properties distributed across several regions of Brazil. The opportunities range from simple houses to high-end apartments, as well as urban lots, with different payment conditions and aggressive discounts compared to appraisal values.

In total, there are more than 500 properties offered between the two auctions, making the events one of the largest recent rounds of real estate divestment by the banks. Those following the auction market see these events as a chance to buy their own home or diversify investments, taking advantage of reduced minimum bids and long financing terms on some lots.

Aggressive Discounts and More Than 500 Properties in Bidding

Combining the two operations, Itaú and Santander are selling more than 500 properties at auction, distributed among houses, apartments, lots, and commercial properties in different states.

There are options ranging from lower-value properties aimed at first-time buyers, to higher-ticket assets that interest investors seeking income or future appreciation.

Discounts are one of the main attractions. In some Auctions, discounts reach up to 85% off the reference value, which can drastically reduce the final price paid by the winning bidder.

On the other end, there are higher-end units with prices exceeding R$ 1 million, but still with significant discounts compared to market prices.

Santander Auctions: More Than 330 Lots and Up to 85% Discount

The first of the Auctions occurs with Santander on December 15, 2025. In this event, the bank offers more than 330 lots, including residential and commercial properties. The 100% online format allows interested parties from any region of the country to bid on the assets without needing to travel to a physical lot.

Starting prices range from around R$ 27 thousand for a lot in Pérola (PR), with an area of approximately 597 square meters in a residential development, to R$ 1.428 million for an apartment in the Cristal neighborhood in Rio Grande do Sul, with an area of about 324 square meters.

Among the highlights is a house in downtown Vilhena (RO), valued at R$ 75 thousand, which is listed with an 85% discount, making it one of the most aggressive opportunities at the auction.

At Santander, payment can be made upfront or financed for up to 420 installments, according to the rules of each lot.

This possibility broadens the potential audience since the buyer does not need to have the entire amount available at the time of bidding, but must pay attention to the credit conditions, fees, and registration requirements outlined in the notice.

Itaú Auctions: House for R$ 22 Thousand and High-End Duplex in São Paulo

Two days later, on December 17, 2025, it is Itaú’s turn to hold its Auction for properties. The bank brings to auction more than 175 lots, which include houses, apartments, and lots in different Brazilian cities. Like Santander, all bidding is conducted online, in partnership with Zuk.

Among the lower-value opportunities is a house in Palmeirinha, a neighborhood in São Gonçalo (RJ), with about 133 square meters and a starting bid of R$ 22 thousand, considered the highlight with the biggest discount, at 78% off the reference value.

On the other end, Itaú offers a duplex apartment in the Vila Andrade neighborhood in São Paulo (SP), with an approximate area of 263 square meters and a minimum bid of R$ 1.447 million, targeted at a higher-income audience or structured investors.

Payment conditions at Itaú vary by lot. Some properties require upfront payment without additional discounts, while others provide discounts already at the time of acquisition, as detailed in the documents for each asset. Therefore, it is essential that interested parties carefully read the corresponding notice before placing a bid.

How to Participate in Online Auctions via Zuk

The two Auctions are conducted entirely online, in partnership with the Zuk platform. To participate, interested parties need to register in advance on the Zuk site, provide personal information, accept the terms of participation, and in many cases, submit additional documentation requested by the auctioneer or the bank.

Once registration is approved, the user can access the catalog of properties from Itaú and Santander, view photos, measurements, locations, appraisal values, minimum bids, and specific conditions for each lot.

The notices containing all the rules for each Auction are available both on the Zuk site and the Santander site, allowing users to address questions about deadlines, property occupancy, any outstanding debts, and responsibilities of the winning bidder.

Bids are made directly through the platform, in real-time, until the deadline for each lot. If there is competition in the final minutes, the system may extend the closing window to ensure competitiveness among interested parties.

The winner of the Auction must meet the payment deadlines established, risking losing the property and facing penalties, such as forfeit of the deposit or contract fines.

Essential Care Before Bidding in Auctions

Although the Auctions of Itaú and Santander offer significant discounts, experts recommend caution. It is important to check the condition of the property, the presence of occupants, possible overdue property tax or condominium fees, and the conditions for regularizing the documentation.

In many cases, the notice details the scenario and indicates which charges remain with the bank and which transfer to the buyer.

Another point of attention is the personal budget. The winning bidder should consider not only the winning bid but also additional costs, such as auctioneer fees, ITBI, notary expenses, and any renovations.

Those planning to finance part of the amount need to evaluate the impact of the installments on their monthly budget and the interest conditions offered.

Despite these requirements, many investors and first-time homebuyers see the auctions as a rare combination of low prices and diverse offerings.
