Property Valued at R$ 1.6 Million Was Auctioned for R$ 750 Thousand, but the Buyer Faces a Complex Legal Tangle and an Order to Demolish the Property Since 2021.
The iconic mansion of Clodovil Hernandes, located in Ubatuba, on the North Coast of São Paulo, remains a symbol of the complex legacy left by the stylist. More than a decade after his death, the property, which once hosted luxurious parties and served as a retreat for the elite, is now in ruins, at the center of a legal dispute and under the threat of demolition. The residence was auctioned at a price far below the market value, but the buyer has never been able to take possession of the property, which deteriorates more each day.
The legal tangle, which drags on in court, involves the buyer, the estate of the presenter, and the Public Prosecutor’s Office. As reported and widely disseminated by the Aventuras na História portal, the situation exposes the decay of a heritage that reflects both the peak and the financial difficulties of one of Brazil’s most authentic and controversial figures. What should have been the conclusion of Clodovil’s material legacy has turned into a deadlock with no end in sight.
A Luxury Retreat Amid Decay

Situated on a privileged area of 4,375 square meters, near Praia do Léo, the mansion of Clodovil was a true oasis. With nine bedrooms, a chapel, a swimming pool, a sauna, and a large pond, the property was designed to be a meeting point for friends and celebrities, away from the stylist’s public life. The architecture and decoration reflected the extravagant personality of its owner, making the location a landmark of sophistication in the Ubatuba region.

Despite the glamour, Clodovil’s financial reality in his final years was delicate. The lawyer Maria Hebe Queiroz, responsible for the estate, had already reported in previous interviews, covered by outlets such as G1, that the presenter faced difficulties. “He had nothing, was in need. […] Clodovil spent a lot; he said he had no judgment. He was always uncontrolled”, the lawyer stated. This unstable financial situation was one of the factors that led to the need to auction off his assets to settle debts after his death.
The Controversial Auction and the Legal Dispute
The sale of the property proved to be a challenge. Only on the third auction attempt, in 2018, was the mansion of Clodovil successfully auctioned. The final value, however, was R$ 750 thousand, less than half the initial appraisal of R$ 1.6 million. The buyer, Thalita Daiane de Melo, a resident of Campinas, saw the acquisition as a unique opportunity, but what seemed like a good deal quickly turned into a legal nightmare, as detailed by the Aventuras na História portal.
Shortly after the purchase, Thalita’s lawyers filed a lawsuit to reverse the transaction, claiming she had “bought a cat in a sack”. The defense argues that the buyer only acquired the right to use the area, not the definitive possession of the property, information that, according to them, was not clear in the auction notice. The request was denied by the courts, and the amount paid by Thalita remains deposited in a judicial account, while the abandoned property suffers from the effects of time and vandalism.
Demolition Order and an Uncertain Future

To worsen the situation, in 2021 the Public Prosecutor’s Office of São Paulo issued an order for the residence to be completely demolished. The decision is related to environmental issues, as part of the construction was said to have been built in a permanent preservation area. The abandoned structure also poses an environmental and safety risk to the region, which justified the MP’s action. However, the demolition has not yet been carried out.
Lawyer Maria Hebe Queiroz, representing the estate, contested the order, highlighting the high cost of the process. “We contested and we are not going to demolish. It’s very expensive to demolish. Unless the government wants to take on the expenses”, she explained in a statement covered by the Aventuras na História portal. With the buyer unable to use the property and the estate refusing to bear the demolition costs, the iconic mansion of Clodovil remains in limbo, a monument in ruins that symbolizes a legacy of luxury, controversies, and now, abandonment.

Na minha opinião, se no leilão Thalita a arrematou, a proprietária e ela, e, só a ela pertence o direito de decidir, o que fazer da propriedade. As pessoas fazem um negócio, e, as leis Brasileiras vem de se achar no direito de se meter no negócio. Os direitos do governo terminam, onde os meus começam.
