900 m² Apartments, Suspended Pools, and Financing in 120 Installments: The Vertical Empire That Will Arise in Brazil

While the world watches gigantic projects in places like Dubai and New York, it is on the southern coast of Brazil that an unprecedented feat in civil engineering is being prepared: the construction of the Senna Tower, a residential skyscraper that promises to reach 550 meters in height — surpassing any other residential building on the planet.

Located in Balneário Camboriú, a city already known as the “Brazilian Dubai” due to the growing number of luxury towers by the seaside, the tower will not only surpass the height of Central Park Tower in New York (472 meters), but also the 425 meters of Marina 101 in Dubai. However, the Brazilian project goes beyond verticality: it aims to be the most advanced in the world in terms of comfort, engineering, and sustainability.

With completion expected in 2034, the Senna Tower will feature 154 floors and 228 high-standard apartments, including true suspended palaces, penthouses of over 900 m², and public spaces with shops, restaurants, and spas. The estimated investment is around R$ 3 billion, according to information released by the construction company FG Empreendimentos, which leads the project alongside the family of driver Ayrton Senna.

A Tribute That Breaks Boundaries

Named in honor of three-time Formula 1 world champion Ayrton Senna, the tower will have the direct involvement of his granddaughter, artist Lalalli Senna, in the design and artistic curation of the project. The idea, according to her, is to translate the speed, elegance, and innovation of motorsport into architectural forms.

The project already sees 20% of the units sold even before the official start of construction, which confirms the exclusive appeal of the tower. And it’s no surprise: prices range from 5 million euros to over 300 million for the mega penthouses — amounts negotiated with the British auction house Sotheby’s, specialized in high-end properties.

Engineering, Stability, and Luxury in One Place

Living in a skyscraper of this magnitude requires technological solutions far beyond the conventional. To ensure comfort and stability even on the highest floors, a Tuned Mass Damper (TMD) will be installed — a mass damping system that reduces oscillations caused by wind. This technology is already used in iconic buildings like Taipei 101, ensuring that the structure’s sway does not affect residents’ experience.

Furthermore, the project aims to achieve LEED Platinum certification, the highest standard in environmental sustainability and energy efficiency. If obtained, it will be the first building in the world over 500 meters to reach this standard, reinforcing the new environmental positioning of the Brazilian construction industry.

The complex will also feature spectacular common areas, including indoor and outdoor pools, tennis courts, gyms, panoramic restaurants, and an observatory at the top with a privileged view of the entire Santa Catarina coast.

Palaces in the Clouds and an Innovative Financing Model

The Senna Tower will have “normal” apartments, but the highlight goes to the 18 special units, called suspended palaces, with areas ranging from 420 m² to 563 m². However, the true gems of the project are the two triple mega penthouses, with an incredible 903 square meters each, spread across three floors with a private pool and exclusive access by elevator.

According to Jean Graciola, CEO of FG Empreendimentos, one of the company’s differentiators is precisely the sales model: “Our commitment is to sell practically all units before the keys are delivered. It is a philosophy that reduces risks and ensures security for the buyer,” he stated in an interview with Estadão.

The company also created a financing plan unprecedented in the country, with the possibility of payment in up to 120 direct installments with the construction company — something rare in properties of this scale. The goal is to attract not only the high-income Brazilian public but also foreign investors interested in residing or diversifying assets on the Brazilian coast.

A New Benchmark in the Global Height Race

The construction of the Senna Tower marks a symbolic and concrete turning point in the landscape of global luxury architecture. It places Brazil in a competition previously confined to the United States, the United Arab Emirates, and China, challenging the notion that such developments can only arise in already established economic powers.
