Investing in a Farm in the United States May Seem a Distant Dream, but the Numbers Show a Market as Diverse as It Is Competitive. From Small Hidden Locations in the Countryside to Luxurious Properties with Mansions and Elite Horses, Prices Surprise — and Attract Buyers from Around the World.

The land market in Florida presents a great diversity of prices, influenced by factors such as location, soil quality, and the presence of improvements.

The Brazilian YouTuber Ricardo Molina, from the channel Ricardo Molina USA, showed what the rural property scenario looks like in the USA.

Those looking for rural properties can find everything from raw areas at low costs to sophisticated farms with million-dollar values.

This variation makes the state attractive for both small producers and high-end investors.

Raw Lands and Productive Areas

Raw lands, not yet prepared for production, can be acquired for prices around a few thousand dollars per acre. Areas that have been cleared, prepared, and are producing reach higher prices, in the range of 6,000 to 8,000 dollars per acre.

The difference reflects the investment made in the property’s infrastructure and the immediate potential for return. The more advanced the infrastructure and the more fertile the soil, the higher the value tends to be.

Regions with Fertile Soil

In the Okeechobee region, known for its richness in organic matter, prices rise considerably. Values can range between 10,000 and 20,000 dollars per acre, even without improvements installed.

The quality of the soil has a significant influence in this market.

Areas with dark, fertile soil tend to be highly sought after, especially by those looking to invest in high-value crops.

Proximity to Urban Centers

Location also affects the price. Areas close to large centers, such as the region between Miami and Naples, tend to have higher values.

Proximity to the city ensures easy access to infrastructure and services, which increases demand.

In the northern part of the state, near the Alabama border, prices tend to be lower.

There, it is possible to find productive properties, with good-quality, non-sandy soil, for about 9,000 dollars per acre.

Reforestation and Specific Uses

Another common modality is reforestation, which is quite present in northern Florida. These areas do not require highly fertile soils, as it is possible to adapt the type of tree to local conditions.

Species like pine thrive well in more acidic and sandy soils. In these properties, average prices range between 4,000 and 6,000 dollars per acre, considered an intermediate value in the state.

High-End Properties

In places like Ocala, known for its ranches and breeding farms, values skyrocket. In these areas, the presence of asphalt at the doorstep, direct access to the city, and high-level structures raise prices to levels of 20,000 to 40,000 dollars per acre.

There are also luxury properties with even more significant values. Some are sold for 30 million dollars, with houses that alone can be worth 10 million.

In these cases, the land usually comes with mansions and complete infrastructure for breeding elite horses or cattle.

Speed in Negotiations

The market for rural properties in Florida is quite dynamic. In a recent survey, 133 sales were recorded in about 180 days, indicating great liquidity.

Well-structured and visually appealing properties can remain on the market for only three to seven days before being sold. This pace is surprising, especially in high-value segments like horse breeding.

Active Listings in the Market

Currently, there are about 41 pending properties for sale, with prices ranging from 295,000 to 9.9 million dollars. This range demonstrates how the market encompasses everything from small sites to large farms.

At the bottom of the listings, simple lots appear, practically without improvements, while at the top, complete and highly valued properties emerge.

Stock Available for Purchase

Besides the pending ones, there are about 237 active rural properties listed throughout the state of Florida. Among them, the most expensive reaches 25.7 million dollars, standing out for the magnitude of its infrastructure and high standard.

This volume of offers allows buyers to evaluate different investment profiles, from modest endeavors to large-scale projects aimed at livestock and equines.

The diversity of prices and property profiles makes Florida a competitive market. There are options for all types of investors, from those looking for low-cost areas for reforestation to those wanting luxurious ranches with complete infrastructure.
