Constructing a building is already a challenge. But building the largest residential building on the planet, right on the seashore, facing rocky ground and intense winds, is a feat that only a few companies in the world could undertake. This is the bold plan of FG Empreendimentos, in partnership with Havan, which intends to build the Senna Tower in Balneário Camboriú (SC).

At over 500 meters tall, this super skyscraper will not only be an impressive feat of engineering, but also a tribute to the legendary racing driver Ayrton Senna. However, before thinking about the luxury of the units and the stunning views, the company needs to solve a crucial problem: how to ensure that a building of this size remains stable and safe?

The challenge of building a super skyscraper in Balneário Camboriú

The Brazilian coast is not a common place for such tall skyscrapers. Balneário Camboriú already boasts some of the tallest buildings in Brazil, but the Senna Tower will be a global landmark. To give you an idea, it will be taller than the Empire State Building (381m) and the Eiffel Tower (330m). This ambition puts the city on the radar of global engineering.

According to Exame, the biggest challenge for a skyscraper of this size in Balneário Camboriú is the soil and the winds. The terrain has rocky characteristics, which makes drilling for deep foundations difficult. Coastal winds can cause oscillations in the structure. The solution? An innovative foundation and a state-of-the-art monitoring system.

The engineering behind the Senna Tower

In the engineering world, skyscrapers are categorized according to height.

  • Super Tall: above 300 meters.
  • Mega Tall: over 600 meters (category that includes only three buildings in the world).

The construction of Senna Tower will be a Super Tall, with more than 500 meters, guaranteeing the title of largest residential building ever planned.

To avoid any risk of instability, FG Empreendimentos adopted a system never before used in buildings over 300 meters: Auger Cast piles. This method has a crucial difference: all piles are fully reinforced from top to bottom.

Typically, in tall buildings, only the upper portions of the piles are reinforced with steel, while the lower portion relies on concrete and soil for support. At Senna Tower, each pile is fully reinforced, ensuring an extremely secure foundation.

Another innovation in the project is the use of sensors and fiber optics for real-time monitoring. This system monitors any movement in the structure, from the beginning of construction until the residents move in. If something goes wrong, engineers can make preventive adjustments and avoid structural problems.

From design to construction: The first steps

Before starting construction on the building, the FG Empreendimentos team had already taken a crucial step: testing the foundation on site. These tests are essential to ensure that the chosen technology will actually support the structure.

To ensure that everything goes according to plan, the company sought out leading experts. One of the project's consultants is Harry Poulos, an engineer who worked on the Burj Khalifa (the tallest building in the world, at 828m). The foundation of the Senna Tower will be discussed at the World Geotechnical Congress in Austria, reinforcing its innovative nature.

If all goes well, the Senna Tower will not only be one of the greatest challenges in national engineering, but also a new model for building skyscrapers. This project puts Brazil at the forefront of mega-constructions and attracts the eyes of the world to Balneario Camboriu.

When will Senna Tower become a reality?

The construction of the Senna Tower requires an investment of R$3 billion, an amount worthy of the largest projects in the world. There is still no official date for its completion, but construction should move forward after the foundation tests are approved.

This building will not only be a tourist attraction or a new icon of luxury. It represents a breakthrough in national engineering and can inspire new techniques for future megaprojects. If successful, Brazil could establish itself as a hub of innovation in the construction of skyscrapers.

Now, the big question remains: when will the first residents be able to say that they live in the world's largest residential building? Time will tell. But one thing is certain: Senna Tower has already made engineering history.

An aberration, a country with the territorial extension that we have, why should we be cramming people into a building?
Balneário Camboriú has a group of buildings in extremely bad taste, they do not value the coast, a pile of buildings.
