Sale of Land in Strategic Area of Curitiba Marks Repositioning of a Traditional Retail Address, Amid the Expansion of the Supermarket Sector and the Advancement of Large-Scale Real Estate Projects in Appreciated Regions of the Parana Capital.

Carrefour has completed the sale of a land of approximately 90 thousand square meters in the Mossunguê neighborhood of Curitiba, where the Carrefour Champagnat store is located, in front of ParkShopping Barigui.

The area was acquired by real estate groups with plans to demolish the existing building to construct a large development, according to information disclosed by the buyers.

The chain reported that the store continues to operate normally and has not announced, so far, an official date for the cessation of activities.

According to sources in the real estate market interviewed by local media, the estimated value of the transaction is around R$ 300 million.

The amount, however, has not been officially confirmed by the parties involved in the transaction.

Who Bought the Carrefour Champagnat Land

The acquisition was attributed to a group formed by Confronto Real Estate, SKNA Properties, and Teerra Investments.

Representatives from the companies reported to the press that negotiations with Carrefour extended over several months and involved the entry of partners to financially enable the operation.

In statements reproduced by local portals, one of the executives from Confronto stated that the agreement was finalized after a prolonged negotiation period and confirmed that the discussed value was in the hundreds of millions of reais.

The companies avoided detailing the conditions of the contract.

The location of the land, in an area with intense vehicle and service flow and close to one of the main shopping centers in the capital, is cited by the buyers themselves as one of the determining factors for the deal.

According to specialists in the real estate sector, regions with this profile are usually prioritized for large-scale projects.

Real Estate Project Expected for the Area

So far, the investors have not disclosed a detailed schedule, nor the number of towers or the final configuration of the project.

Still, representatives of the buying group informed that the proposal involves a mixed-use development, with residential and commercial units, as well as other possibilities that will depend on the approval stages with the competent authorities.

According to statements attributed to the developers, the expectation is that the demolition of the current structure will occur starting in 2026.

This movement would pave the way for the start of the works of the new complex.

In the same context, a projection of Total Sales Value of up to R$ 6 billion was mentioned, presented as a preliminary estimate and conditioned to the final design of the project and legal authorizations.

Some reports classified the operation as a greenfield acquisition.

In the real estate market, the term is usually used for projects conceived from lands undergoing complete redevelopment, even if they had prior use.

Store Operation and Uncertainties About Closing

While the new owners advance in the planning stage, Carrefour confirmed the sale of the land and reiterated that the Champagnat unit remains open to the public.

The company did not inform whether there will be a transfer of operations to another location or when the definitive closure of the store will occur.

However, reports following the deal indicate that the supermarket’s closure is part of the land’s redevelopment.

This assessment is based on the fact that the project provides for the demolition of the existing structure.

The main uncertainty, so far, is related to the calendar of this transition.

Expansion of the Supermarket Retail Sector in Curitiba

The sale of the land occurs in the context of growth in the supermarket sector in the Parana capital.

Data from the Municipal Secretariat of Planning, Finance, and Budget indicate that, between January and September 2025, 288 establishments in the segment were inaugurated, including hypermarkets, supermarkets, and minimarkets.

This volume represents a 21.5% increase compared to the same period in 2024, when 237 units were opened in the city.

The majority of the inaugurations during the analyzed interval corresponded to minimarkets, which totaled 272 new stores.

In the same period, 14 supermarkets and two hypermarkets were opened.

According to the numbers released by the municipality, investments in the sector resulted in the creation of about 5.6 thousand jobs.

The city hall relates this performance to factors like income distribution, the size of the consumer market, and the search for proximity store formats.

Networks Expand Presence and Compete for Commercial Spots

Among the expanding networks, Festval was cited by municipal authorities as one of the companies that expanded its presence in Curitiba throughout 2025, with new units in different neighborhoods.

Information released by the network itself indicates that the inauguration of the Juvevê store occurred in October of that year.

Condor also appears in the official surveys with the opening of a unit in the Barreirinha neighborhood.

The disclosed investment was of R$ 40 million, with a forecast of generating 150 jobs.

The group also reported plans for new stores in other regions of the capital.

Grupo Muffato is also part of the same expansion movement, with the opening of units in different neighborhoods and the operation of the wholesale supermarket Max Atacadista in the city, according to data gathered by the city hall.

In this scenario, the sale of the land occupied by Carrefour Champagnat stands out as it represents the replacement of a large supermarket with a real estate project of a different profile.

The area is already considered consolidated from a commercial point of view.

With the simultaneous expansion of the food retail and real estate market in appreciated regions, which other large urban lands could be targeted for similar negotiations in the coming months?
