Ribeirão Preto Maintains Its Position of Prominence in the São Paulo Real Estate Market, with Prices Below Other Cities and Indicators That Reinforce Its Economic and Urban Relevance.

Ribeirão Preto, nationally known as the “Brazilian California”, has established itself for the third consecutive year as the second cheapest municipality to buy property in the state of São Paulo, according to data from Fipe in partnership with Grupo OLX, which manages portals such as Zap and Viva Real.

In November 2024, the average price per square meter for residential properties in the city was R$ 4,895, a figure lower than that observed in major capitals monitored by the FipeZAP Index.

The FipeZAP survey considers the advertised prices in 56 Brazilian cities, including capitals and major urban centers.

In the state of São Paulo, São Vicente leads with the lowest prices, while Ribeirão Preto occupies the second position, repeating the ranking recorded in the previous three years.

In November 2024, a 50 square meter apartment cost, on average, about R$ 244.7 thousand in Ribeirão Preto.

A year earlier, in November 2023, the price was approximately R$ 227.3 thousand, with the square meter at R$ 4,546.

In November 2022, the square meter was at R$ 4,369, which represented about R$ 218.4 thousand for a property of the same size.

Real estate market experts say that the annual price variation has been considered moderate, contributing to keep the municipality in a competitive range within the state.

In 2025, sector surveys indicate that the square meter in the city has moved to a range of R$ 5.0 thousand to R$ 5.1 thousand, still below the prices observed in capitals included in the index.

The attractiveness of Ribeirão Preto, according to analysts consulted by the sector, involves the combination of diversified economy, solid infrastructure, and availability of services in essential areas.

Data from the city hall based on surveys from IBGE indicate that the city hosts more than 100 thousand companies across commerce, services, and industry.

Recent information on job creation shows a positive balance in the opening of formal job vacancies, reinforcing local economic activity.

According to experts, this set of characteristics helps to explain the demand for residential properties in the municipality, especially among residents seeking alternatives to the cost of living in the São Paulo metropolises.

Innovation and Growth of the Technological Ecosystem

Ribeirão Preto also experiences growth in technology and innovation sectors.

The Supera Innovation and Technology Park, linked to the University of São Paulo (USP), currently hosts about 80 technology-based companies.

Mappings released by entities connected to the innovation ecosystem indicate that the Ribeirão Preto Metropolitan Region concentrates more than 300 startups, distributed across areas such as health, biotechnology, information technology, finance, and agribusiness.

This movement increases the supply of specialized jobs and the flow of qualified professionals to the city, according to sector evaluations.
