Catarina Fashion Outlet is considered the largest outlet in Brazil, bringing together more than 300 stores of brands such as Gucci and Dolce & Gabbana, and boosts the local economy with discounts and a large flow of visitors
The largest outlet in Brazil is located in São Roque, just 45 minutes from São Paulo, and has established itself as a must-visit destination for those seeking luxury brands at reduced prices. Catarina Fashion Outlet features international brands such as Gucci, Dolce & Gabbana, and Burberry, along with noteworthy local brands, in an open-air space that looks more like a shopping city.
Every weekend, thousands of visitors crowd the establishment, drawn by discounts that can reach up to 70% on past collections. In addition to shopping, the outlet also energizes the region with gastronomy, tourism, and job generation, turning São Roque into a reference in the sector.
Structure and Expansion of Catarina Fashion Outlet

Inaugurated in 2014 by the developer JHSF, Catarina was designed to cater to a discerning audience, offering a shopping experience different from traditional malls.

With tree-lined walkways and an open environment, the space follows the model of large American outlets.
Today, the establishment has more than 51,000 square meters of leasable area and over 300 stores.
After the expansion completed in 2023, the outlet doubled in size, opened a cinema, new restaurants, and even an executive airport, reinforcing its high-end proposal.
Luxury Brands and Attractive Prices
One of the differentiators of the largest outlet in Brazil is the presence of international brands that were previously only available in luxury malls in São Paulo.
Gucci, Dolce & Gabbana, Burberry, and Michael Kors are among the most sought-after stores.
Although prices are still high compared to conventional outlets, the discounts offered make the items more accessible than in regular mall stores.
The greatest advantages appear during sale periods, when stocks of past collections are sold with significant reductions.
Economic Impact and Job Creation
The growth of Catarina Fashion Outlet has also had direct effects on the local economy.
The third expansion of the establishment generated about 1,500 new direct jobs, along with thousands of indirect positions.
In addition, the outlet is part of the portfolio of the real estate fund XP Malls, which in 2023 sold 10% of the establishment for nearly R$ 100 million, confirming the high market value of the asset.
The combination of tourism, commerce, and investments has solidified São Roque as a strategic hub for luxury retail in Brazil.
Visit Experience and Practical Tips
Visiting the largest outlet in Brazil requires planning.
Parking tends to fill up quickly on weekends, and lines at restaurants are long during peak hours.
Since it is an open space, it is important to consider the weather: sunny days call for light clothing and sunscreen, while rainy days require an umbrella.
Another tip is to consult the outlet’s digital map before arriving, setting priorities for stores since the space is extensive and cannot be covered in just a few hours.
Many visitors take the opportunity to also explore the Wine Route and other attractions in São Roque, turning the trip into a complete experience.
Catarina Fashion Outlet is not only the largest outlet in Brazil, but also an example of how luxury retail can reinvent itself and reach new audiences.
Its presence reinforces shopping tourism, generates jobs, and moves billions in sales.

Vale a pena. Paro lá desde a inauguração, é meu caminho.
