Historical Mansion in The Jardins Neighborhood Remains For Sale for More Than A Decade and Draws Attention Due to The Size of The Land, The Maintenance Costs, and The Difficulty of Finding A Buyer for One of The Most Known Properties of The Paulist Elite.

A mansion that occupies a block in the Jardins neighborhood of São Paulo remains unsold after more than a decade on the market, despite successive price adjustments and the willingness of the owner, Francisco Scarpa Filho, known as Chiquinho Scarpa, to negotiate the sale.

Built in 1946 by the family and located in one of the most valued areas of the capital, the property features a land area of approximately 4,000 m² and a built area reported in articles as close to 1,500 m².

The size helps explain both the asking price and the cost of keeping the house operational.

Over the years, the values associated with the property have fluctuated according to the sales strategy and market reading.

Records indicate higher asking prices in the past and, more recently, figures in the range of R$ 60 million to R$ 63 million, according to publications that followed the negotiation attempts.

Mansion Built in 1946 Features Art Collections and Large Salons

Even by high luxury standards, the mansion catches attention for its proportions and the structure designed for receptions.

Large internal salons and spacious areas compose the residence, which preserves elements gathered over decades, such as antique furniture, historical pieces, and works of art.

On the outside, one of the most cited features is the garage with capacity for 18 cars.

The number appears repeatedly in reports about the property and reinforces the original design of the residence, conceived at a time when family homes also functioned as spaces for social events and gatherings of the paulist elite.

The division of bedrooms varies according to how the rooms are counted.

Some reports describe eight bedrooms, while others mention a broader configuration, which may include support rooms and areas that have had their functions altered over time.

Scarpa himself claims to have been born in the house and says he has lived there since childhood.

The personal narrative often accompanies the presentation of the property in programs and reports on social media.

The location frequently appears as the backdrop for family memories and a lifestyle associated with São Paulo’s high society.

Reasons for Selling The House Where The Businessman Was Born

The justification presented by the owner for putting the property on the market involves the size of the residence and the fact that he lives alone in the mansion.

After the deaths of his parents, the routine of the house changed, and according to him, the space became too big for a single person.

Francisco Scarpa, Chiquinho’s father, died in June 2013 at the age of 103.

Records from the time indicate that his health worsened after a stroke that occurred months earlier.

The death occurred about a year after the passing of Patsy Scarpa, the businessman’s mother.

With the change in the family scenario, the owner began to consider selling the property.

In Scarpa’s account, the mansion also represents a high maintenance cost.

He claims that monthly expenses exceed R$ 200,000.

The amount includes a large staff and constant maintenance costs.

As it is an old construction, structural repairs and minor fixes arise frequently.

In one of the statements preserved in the coverage about the property, Scarpa summarizes the trajectory of reducing the asking price.

“I kept lowering the price until it reached the price of the land.” The statement relates the current asking price to the real estate potential of the lot in the region.

Land Value in The Jardins Attracts Interest From Developers

The possibility of transforming the land into new ventures appears to be one of the main factors that could unlock the negotiation.

Due to the size of the area and its strategic location in The Jardins, the space draws interest mainly from developers and construction companies.

The owner himself admits that the most likely outcome would be the demolition of the construction.

In this scenario, the land could give way to new residential or commercial buildings.

This type of change shifts the focus of the negotiation.

Instead of buyers interested in preserving the historical mansion, the value is now concentrated on the urban potential of the area.

Restricted Market Makes It Difficult to Sell Large Properties

The attempt to unlock the sale includes the disclosure of discounts and changes in the asking price over the years.

Higher values were sometimes reported in the past, while recent ads mention figures close to R$ 60 million or R$ 63 million.

Even so, the negotiation has not advanced.

Real estate experts often point out that properties of this size face a naturally restricted market.

The number of buyers with the financial capacity to take on such large properties is limited.

In addition to the purchase price, ongoing expenses, renovations, adjustments, and maintenance costs come into play.

While the sale has not been finalized, alternative strategies have been adopted to mitigate the financial impact.

Among them is the use of the property for events. This initiative seeks to generate income and help offset the monthly costs of the property.

Records of visits to the site reveal wide corridors, decorated salons, and spaces prepared for receptions.

The images also show collections of historical objects and artistic pieces accumulated over decades.

Despite the unique character of the property, market experience shows that highly personalized properties may face a slower negotiation process.

The main obstacle remains the balance between the asking price, the associated costs, and the profile of buyers capable of assuming such a large structure.

In the meantime, the listing remains active after more than ten years.

The mansion continues to be one of the most known and commented properties in the high-end real estate market in São Paulo.
