Although its small territory continues to house around 40,000 residents, with more than one third of this total belonging to the elite group of millionaires, the scenario is undergoing a concerning transformation: the country simply has no more space to accommodate new ultra-wealthy individuals.

This phenomenon does not arise by chance. The combination of zero income tax, impeccable security, and strategic location has transformed the microstate into one of the most expensive and sought-after addresses on the planet. Even so, an unexpected crisis has become evident — the absolute lack of space.

The information was disclosed by BBC News Brasil, which highlighted how the demand for real estate has consistently outpaced the physical capacity of the territory for years, creating a competitive and inaccessible environment even for traditional millionaires.

Why Monaco Became the Preferred Destination for the Ultra-Wealthy

For those with substantial fortunes, living in Monaco is almost irresistible. The country offers zero income tax for individuals, a feature nonexistent in countries like France, Germany, or the United States. This allows residents to fully preserve their earnings — a particularly attractive benefit for entrepreneurs, investors, athletes, and billion-dollar families.

Additionally, the principality maintains one of the lowest crime rates in the world, thanks to visible policing and constant surveillance by cameras. This nearly absolute security makes it an ideal destination for those seeking protection, privacy, and economic stability.

Institutional predictability also plays a role. Monaco has remained politically stable for decades, preserving a safe environment for those seeking tranquility to live and invest.

The Most Expensive Square Meter in the World and Properties Fetching Up to 300 Million Euros

The prices in the local real estate market help explain the difficulty of entering this realm. According to data mentioned in the video cited by the BBC, the average price per square meter in the country exceeds 50,000 euros, solidifying Monaco as the most expensive real estate market on the planet — ahead of even Hong Kong, London, and New York.

Consequently, 100 m² apartments cost no less than 5 million euros, and the most luxurious can exceed unimaginable figures. The Country That Is Literally Running Out of Space

Today, the new highlight is the Mareterra project, an entire district built over the sea aimed at creating new high-standard residences. The initiative seeks to alleviate the pressure on the real estate market, but even so, projections indicate that supply will continue to fall short of demand.

Some experts claim that being accepted as a resident of Monaco is harder than being admitted to Harvard, due to the stringent selection criteria and the extreme scarcity of space.

Living in Monaco Requires Much More Than Money

Despite being a tax haven, Monaco does not allow just any billionaire to become a resident. The government requires proof of high income, a impeccable criminal record, and, in many cases, a detailed analysis of the candidate’s reputation.

Another curious point is that, even after decades of residence, foreigners do not become Monegasque citizens. Citizenship is extremely restricted and protected, which reinforces the exclusivity of the environment.
