Renting in Paraguay Costs Less Than in Brazil. See Average Prices in Asunción and Other Cities and Understand Why the Country Attracts Brazilians.

Paraguay has increasingly become a destination observed by Brazilians looking to reduce the cost of living without giving up comfort. One of the main attractions lies in the real estate market, especially in rental prices, which in many cases are significantly lower than in large Brazilian cities, in addition to offering larger properties.

This combination of affordable pricing, space, and contractual simplicity has sparked interest from both those considering living abroad and investors.

Average Rental Prices in the Capital, Asunción

In the Paraguayan capital, Asunción, prices vary according to location and property standards, but still remain below those of capitals like São Paulo, Rio de Janeiro, or Brasília.

A one-bedroom apartment in the city center costs, on average, the equivalent of US$ 400 to US$ 450 per month, while outside the center, prices drop to the range of US$ 330 to US$ 400. A three-bedroom apartment, suitable for families, typically ranges between US$ 520 and US$ 760, depending on the neighborhood and construction standard.

Practically, this means renting larger properties for similar — or even lower — amounts than studio apartments in major urban centers in Brazil.

Other Cities with Even Cheaper Rentals

Outside the capital, prices tend to be even more attractive. Cities like Ciudad del Este and Encarnación, which are popular among Brazilians, offer average rents ranging from US$ 250 to US$ 400 for one-bedroom apartments, and between US$ 300 and US$ 600 for larger properties.

These cities combine a lower cost of living with good urban infrastructure, active commerce, and proximity to Brazil, making it easier for those who decide to move.

More Space for the Same Money

One of the most striking points in Paraguay is the size of the properties. Apartments with 70 m², 90 m², or more are common even in mid-range prices, something increasingly rare in the Brazilian market.

Single-story houses or duplexes for rent are also more affordable, often featuring yards, garages, and spacious rooms for prices that, in Brazil, would be limited to peripheral areas.

Valued Neighborhoods and High-Standard Properties

Just like in any country, there are more upscale areas. In upscale neighborhoods of Asunción, new, furnished apartments or those in modern condominiums can exceed US$ 1,000 per month, especially those aimed at foreign or corporate clients.

Nonetheless, even high-standard properties tend to offer generous square footage and lower condominium costs than in large Brazilian cities.

Simple Contracts and Less Bureaucracy

Another factor attracting Brazilians is the simplicity of leasing. In many cases, contracts are direct with the owner, requiring fewer guarantees than in Brazil. A security deposit or advance payment usually replaces guarantors and expensive insurance.

This flexibility eases the entry of foreigners into the local real estate market, especially for those testing a temporary move.

Why Are So Many Brazilians Looking at Paraguay?

The combination of cheaper rent, larger properties, less bureaucracy, and generally lower cost of living helps explain the growing interest.

For retirees, remote professionals, merchants, or families looking to reduce expenses, Paraguay presents a concrete alternative.

Additionally, the cultural proximity, accessible language, and ease of travel to Brazil make adaptation less complex than in more distant destinations.

Is It Worth Renting a Property in Paraguay?

For those seeking to reduce housing costs and gain space, Paraguay can indeed be a favorable option.

However, as with any international move, it’s essential to analyze the neighborhood, infrastructure, security, and contract conditions before closing a deal.

The fact is that, in 2025, average rental prices in Paraguay continue to attract attention — and help explain why the country has come onto the radar of so many Brazilians seeking a more affordable life.

400 dólares. Equivale a 2.000 dependendo da metragem e condições está o.mesmmo preço de cidades como santos , SJC e até s Paulo . Vale mais a pena no Brasil ou até argentina nas imediações
