After more than a decade without concrete progress, the Shopping Dutra project is back on the planning table of the Grupo Sá Cavalcante and may result in the establishment of a new shopping and leisure center in Baixada Fluminense, in the Metropolitan Region of Rio de Janeiro.

The company reports that it is aiming to complete the project by 2028, with an estimated total investment of R$ 660 million, a structure for up to 250 stores, and a cinema complex with ten screens.

The shopping center is designed for an area along the Presidente Dutra Highway, in a stretch located between the municipalities of Belford Roxo and Mesquita.

According to the responsible group, the resumption involves the financial and operational reorganization of the project, which had been interrupted in the previous decade, and the reaffirmation of a new execution schedule.

Location on the Dutra and Project Profile

The land chosen for Shopping Dutra is located on one of the main transportation corridors in the country, responsible for linking Rio de Janeiro and São Paulo.

According to information released by the Grupo Sá Cavalcante, the shopping center was planned to accommodate up to 250 operations, gathering stores from different segments, services, and food options.

The project also includes a cinema with ten screens, a structure presented by the company as part of its strategy to enhance leisure options in the area.

The initial built area is estimated to be around 57,000 square meters.

In a later stage, the project could be expanded to up to 77,000 m², should new phases be executed.

These numbers are found in institutional materials and reports that addressed the resumption of the project in recent months.

Before the suspension, which occurred more than ten years ago, part of the work had been carried out.

According to publicly available information, this initial phase included infrastructure works, such as site preparation and foundations.

The current resumption focuses on finalizing the project based on this already constructed foundation.

To complete the shopping center, the group indicated that it intends to invest approximately R$ 300 million, an amount corresponding to the final phase of the works.

This amount is part of the total estimated investment of R$ 660 million, considering all phases of the project since its initial conception.

The announced delivery forecast is for the year 2028.

So far, no public details have been presented regarding an intermediate schedule with construction phases or specific dates for milestones in the progress of the work.
