A country suffocated by severe drought, persistent extreme heat, and the accelerated advance of desertification is betting on an environmental megaproject and planting 10 billion trees to recover devastated forests, regenerate ecosystems, generate large-scale green jobs, and try to reverse one of the planet’s most intense climate crises.
Since the tycoon fled to the UK in 2016, the future of the luxurious property remains uncertain, shrouded in legal disputes and attempts at financial recovery.

Mallya’s Grand Project
Vijay Mallya, 69, commissioned the construction of the Sky Mansion in 2010. The penthouse occupies the 34th and 35th floors of the Kingfisher Towers in Bengaluru.
Spanning an impressive 3,700 square meters across two levels, the mansion was designed with extreme luxury elements.
Highlights include a helipad, an infinity pool, and an open deck offering a 360-degree panoramic view of the city.
Even though it is part of a skyscraper, the property functions as a private villa. It has two exclusive elevators, intended solely for the occupants of the mansion.
The Kingfisher Towers were built on an 18,000-square-meter lot, which also houses other high-end properties.
Narayan Murthy, father-in-law of former British Prime Minister Rishi Sunak, reportedly acquired an apartment in the same building the year prior.

Engineering Challenges
The construction of the Sky Mansion was considered a significant technical challenge. According to Irfan Razack, president of the Prestige Group, the assembly of the penthouse required a complex structural solution.
The mansion was built on a cantilever system, supported only at one end. In interviews with the local press, Razack stated: “It’s a complex structure. It was a challenge to build the mansion on a huge cantilever at that height.“
Despite the exterior of the property appearing finished, the interior of the mansion remains incomplete. Morph Design and Co, responsible for the interior decoration and linked to the Prestige Group, stated that the interiors were still not ready.
While maintenance and cleaning of the penthouse continue to be performed by the developers, the property remains vacant due to the legal hurdles surrounding its owner.
The Flight And The Accusations Against Mallya
Before finishing the project and occupying his mansion, Vijay Mallya left India in 2016. The businessman is accused of defrauding at least 17 Indian banks, resulting in an estimated loss of nearly £1 billion.
Part of the debts arose from loans obtained to finance the operations of his now-defunct Kingfisher Airlines. Unable to pay the owed amounts, Mallya saw his financial situation deteriorate.
In addition to fraud charges, Mallya also faced money laundering lawsuits. After his flight, the tycoon declared bankruptcy in the UK, where he remains to this day.
Since then, the Indian government and creditor banks have sought to recover the outstanding amounts through legal proceedings and the sale of his assets in various countries.
Attempts To Recover Assets
The Sky Mansion is part of the set of properties targeted by authorities to reimburse creditors. According to SS Naganand, a lawyer representing one of the banks involved, the building is included in the recovery process. He explained: “The tower was part of the entire recovery process, and all assets belonging to him are part of it, certainly that mansion.“
According to Naganand, the Prestige Group built the main structure of the building, retaining some units, while Mallya acquired the penthouse for personal use.
With the onset of legal disputes, both Indian and British courts began examining the businessman’s assets, including the luxurious mansion.
Despite attempts at sale and interest from financial authorities, the property still has not had its fate defined. India’s Enforcement Directorate, also known as the financial crimes police, seized several of Mallya’s properties, but the Sky Mansion remains under review.
The former lawyer of the businessman, EC Agrawala, stated: “The mansion was under construction. For the last three or four years, I haven’t followed him. It was seized by the Enforcement Directorate but not fully confiscated.“
The Undefined Future Of The Property
So far, the Sky Mansion remains unoccupied. Prestige Constructions, responsible for the project, has not responded to inquiries regarding the fate of the penthouse.
The Indian government, according to the parties involved, has not yet made a definitive decision about the property, leaving the mansion’s situation in limbo.
Vijay Mallya remains in the UK, while India continues to seek his extradition so he can answer for financial crimes in his home country.
Meanwhile, the loan amount taken by him to sustain Kingfisher Airlines continues to be the subject of legal disputes, with banks seeking to recover losses.
Who Is Vijay Mallya
Vijay Mallya, 69, is a former businessman and politician. In addition to being the founder of Kingfisher Airlines, he was also a co-owner of the now-defunct Formula 1 team Force India.
The businessman accrued a series of debts and criminal charges following the collapse of his businesses.
He left India in 2016, fleeing to the UK, where he remains while facing extradition proceedings initiated by the Indian government.
Since his departure, various properties and assets of Mallya have been seized in attempts to recover the amounts owed to Indian banks.
Despite this, part of his assets, such as the Sky Mansion, are still awaiting judicial decisions that might determine their final fate.
