Island of nearly 300 thousand square meters in Angra dos Reis features a landing strip, private beach, nine suites, and resort-like structure amidst the Atlantic Forest.

In a recent announcement from the high-end real estate agency Bossa Nova Sotheby’s International Realty, an island located in Angra dos Reis, on the southern coast of the state of Rio de Janeiro, was presented as one of the most exclusive properties in the country. The offer, available on international platforms of the Sotheby’s group, describes a territory with 299,500 m² of total area, equivalent to nearly 30 hectares of preserved Atlantic Forest, with a complete high-standard structure. The island is called Ilha dos Porcos Grandes.

The most striking feature is the presence of a certified landing strip within the island itself, an extremely rare resource in private properties in Brazil. This element transforms the property into a strategic asset not only for leisure but also for high-standard logistics and mobility, allowing direct access by light aircraft without solely relying on vessels.

Additionally, the island features a private beach, a dock for large vessels, and infrastructure comparable to small resorts, set in one of the country’s most valued natural landscapes.

Constructed area exceeds 1,300 m² and includes nine suites distributed in independent bungalows

The constructed area of the property is approximately 1,391 m², distributed across different architectural modules, with strong inspiration from Mediterranean style and integration with the natural environment.

The main complex consists of six bungalows, organized to ensure privacy and functionality. The configuration includes:

  • a central bungalow with social areas
  • a bungalow with a high-standard master suite
  • a bungalow with three suites
  • two bungalows with two suites each
  • an additional bungalow for guests

In total, Ilha dos Porcos Grandes has nine complete suites, with spacious areas, balconies, common areas, and sea views.

The master suite stands out for including a private living room, hot tub, double balconies, and a bathroom with high-standard finishes, reinforcing the island’s positioning as an extreme luxury property.

This modular configuration allows simultaneous use by multiple groups without loss of privacy, a typical feature of exclusive resorts and high-end tourism properties.

Infrastructure includes gourmet space, cinema, sauna, tennis court, and internal mobility by electric carts

The island is not limited to accommodation. The project incorporates a series of structures aimed at leisure and extended stays. On the first plateau of the property, there is a community complex with:

  • complete gourmet space
  • wet bar
  • barbecue grill
  • sauna
  • game room
  • private cinema

Additionally, the island features a tennis court, outdoor living areas, and decks with panoramic ocean views.

One of the technical differentiators is the internal mobility system. Movement within the island is done by golf carts, allowing easy access between different levels of the terrain, indicating a design intended for intensive occupancy.

Another relevant point is the presence of a natural aquarium with crystal-clear waters, accessible directly from the built structure, reinforcing the exclusive character of the location.

Autonomous energy and water system allows independent operation from the public network

The island’s infrastructure has been designed to operate partially autonomously. According to the announcement, the property has its own water supply and energy generation systems.

Water is obtained from natural sources and internal reservoirs, while energy is provided by generators installed on the property, with the possibility of future integration with solar panels.

This level of autonomy reduces dependence on external infrastructure, an important factor in isolated properties and private islands.

This type of solution is common in luxury developments in remote areas, where connection to public networks is limited or non-existent.

Location in Angra dos Reis places the island in one of the most valued regions of the Brazilian coast

Angra dos Reis is recognized as one of the main destinations for nautical tourism and high-end real estate in Brazil. The region boasts more than 300 islands and features calm waters, preserved vegetation, and relatively close access to major centers like Rio de Janeiro and São Paulo.

The presence of an island with these characteristics within this context reinforces its strategic value. The combination of location, maritime and air access, and complete infrastructure positions the property in an extremely restricted segment of the real estate market.

Furthermore, the region is often associated with high-end properties used by entrepreneurs, investors, and public figures.

Registered runway transforms the island into a logistical asset and not just residential

Among all the elements of the property, the runway is one of the most relevant from a technical and strategic standpoint.

In Brazil, the installation of private runways requires authorization and approval from agencies such as the National Civil Aviation Agency (ANAC). The presence of this resource indicates that the infrastructure meets specific technical requirements.

This allows the island to be accessed directly by light aircraft, drastically reducing travel time and increasing its logistical autonomy. In practice, this means that the owner can reach the location without relying on marinas or maritime transport, something extremely rare in island properties in the country.

Comparison with other private islands shows scale and complexity above the average of the Brazilian market

Although there are other private islands for sale in Brazil, few present the same level of scale and integrated infrastructure.

The majority of island properties in the country have areas ranging from 5,000 to 50,000 m², with simpler constructions and greater dependence on maritime access.

In the case of this island, the land of almost 300,000 m², combined with the runway, multiple bungalows, autonomous systems, and complete leisure structure, places the property in a distinct category.

The territorial scale and the level of investment required make this type of asset extremely rare in the national market.

Moreover, the fact that it is marketed by one of the leading global luxury real estate networks reinforces its international positioning.

Potential for use goes beyond residence and includes luxury tourism and controlled commercial exploration

Although presented as a private residence, the island’s structure allows for other strategic uses. The architectural model with multiple bungalows and common areas is compatible with operation as an exclusive resort, high-end accommodation, or private events.

The presence of complete infrastructure and air access significantly enhances the economic exploration potential of the property, should it be used commercially.

This type of asset is often acquired by investors seeking diversification in luxury real estate with revenue generation potential.

Insertion in the preserved Atlantic Forest reinforces environmental value and limits future expansion of similar projects

Another relevant factor is the location within an area of Atlantic Forest, one of the most protected biomes in Brazil.

Environmental preservation imposes restrictions on the construction of new similar structures, which increases the scarcity of assets with this profile.

This means that properties with this level of infrastructure and location tend to become even rarer over time. At the same time, it requires careful environmental management to maintain the ecological balance of the region.

Do you believe that islands with a runway and complete structure will become even rarer in Brazil in the coming years?

The combination of environmental legislation, high costs, and technical complexity indicates that projects of this type are unlikely to be replicated on a large scale. This raises a central question about the future of this market: are we facing one of the last examples of this level of luxury in the country or just the beginning of a new real estate category?
