Unable to buy a house in the United States, Oliver Russell decided to acquire an island in Finland for $31,000 and build an off-grid retreat with his own hands.

For many buyers, the down payment on a house represents one of the biggest obstacles to acquiring a property. It was precisely this difficulty that led 24-year-old college student Oliver Russell to make an unusual decision: instead of buying a residence in the United States, he acquired a private island of approximately 1 hectare in Finland for $31,000 and decided to build there, practically from scratch, a summer retreat completely off the electrical grid. The story was initially published by Realtor.com and echoed through various international outlets.

Son of an American father and a Finnish mother, Russell spent much of his childhood between California and Finland. After facing the high costs of the American real estate market, he realized that the value of the island was less than what he would need to pay just as a down payment for a house in many regions of the United States.

The island in Finland cost less than the down payment of many houses

Oliver mentioned that he found the listing while browsing a real estate website just out of curiosity. The property was listed for about $36,500, but he made an offer of $31,000, which was accepted by the sellers.

According to Russell himself, the amount was less than the down payment required to buy a house in various American cities, especially in California, where he grew up.

Realtor.com noted that the median down payment for purchasing properties in the United States was around $26,000 at the beginning of 2024, potentially much higher in more expensive markets like California.

The island in Finland was completely abandoned

When Oliver and his girlfriend, Helena Tomaszewska, took over the property, they found only trees, rocks, and vegetation.

According to Realtor.com, the island had been uninhabited for about ten years, had no electricity, running water, sewage system, buildings, or any connection to public services. All access is by canoe during the summer, and in the cold months, part of the supplies is transported using sleds over the ice.

With no construction experience, the couple decided to learn by doing

Neither of them worked in construction. Even so, they decided to carry out practically the entire project with their own hands.

The first months were dedicated to building a platform for a tent, a latrine, a bathing structure, and small temporary installations to serve as a base while the main project progressed. According to Oliver, the idea is to learn carpentry and construction techniques throughout the process.

Wood from the island itself will be used to build the cabin

According to Casa e Jardim Magazine, the couple’s plan is to take advantage of some of the natural resources available on the property. According to Russell, several trees felled in a controlled manner are being used to produce wooden structures.

The intention is to build a traditional Finnish cabin, in addition to a sauna, an element considered an important part of the local culture.

He also intends to install a solar energy system and basic water infrastructure to make the property functional during the summer months.

The adventure became a project followed by thousands of people

The couple decided to document the entire transformation on social media. The channel Off Grid Island was created, where videos show each stage of the construction, from transporting materials to the first tests with chainsaws and tools.

According to Business Insider, the project began to attract hundreds of thousands of followers, as well as companies interested in future partnerships related to the off-grid lifestyle.

The dream was born long before the purchase

Oliver told Business Insider that the idea of owning a summer cabin arose during his childhood. As he visited relatives in Finland during vacations, he grew up with the Finnish tradition of mökki, small houses used for rest amidst nature.

After moving to Helsinki to study, he realized that the old idea could become a reality in an unexpected way: buying an island instead of an urban lot.

The island is still far from being ready

Despite the enthusiasm, Oliver acknowledges that the project will require several years of work. The priority remains to complete the sauna, build the main cabin, and implement permanent energy, water, and sanitation systems.

According to Business Insider, if the plan does not work as expected, Russell states that he can always sell the property in the future. But if everything goes well, he intends to turn the island into a permanent retreat for the family’s summers.

While millions of people struggle to buy a property in big cities, Oliver Russell found a completely unconventional solution.

By trading the entrance of a house for a practically untouched island, he started a project that combines artisanal construction, off-grid living, and direct contact with nature, showing that, in some cases, an unlikely alternative can cost less than the first step to buying a traditional residence.
