Historical Mansion in Florianópolis, Listed as Cultural Heritage, Goes to Auction with Initial Bid of R$ 53.75 Million and Environmental Restrictions
The mansion located on Frei Caneca Street in Florianópolis is up for auction again. The property has served as a residence for former governors of Santa Catarina and has a total area of over 23,000 m².
The property was appraised at R$ 107.5 million. However, the established initial bid corresponds to half of that value: R$ 53.75 million.
The auction, held virtually, will end at 3:15 PM on October 3rd.

Current Structure of the Mansion
The space consists of two buildings that together total approximately 730 m². The Central Sul de Leilões, responsible for the process, emphasized that the buildings are in “severe deterioration.”
In addition to the built area, there is a dense green cover that reinforces the size and relevance of the land in the central region of the city.
Historic Listing
The mansion has been listed since 2015, through municipal decree 15.068. The decision classified it as Historical, Artistic, and Cultural Heritage of Florianópolis.
This status prevents the demolition of the houses and requires that any restoration maintain the original external characteristics. Therefore, potential buyers will have to comply with strict rules for interventions.
Restrictions and Limitations of the Mansion
Another important point is the existence of legal burdens associated with the property. The land also has usage restrictions.
According to the auctioneer, part of the area is in an environmental preservation zone. There is also a small portion designated as Navy Land.
Therefore, any construction will depend on obtaining specific licenses, as well as full compliance with applicable legislation.
