Seven mistakes in house construction after almost five years living in the property and what would have been done differently in the project
Building your own house involves choices that seem ideal on paper, but only reveal their effects after years of use. Room layout, integration of spaces, pool position, floor choice, and even the view from the land can transform daily life and lead to regrets that are difficult to correct after the construction is complete.
Upstairs bedrooms can be tiring in daily life
The first warning involves houses with all bedrooms on the upper floor. Although this model is desired by many families, the routine can make stairs a problem. Going up and down several times a day, especially with small children or constant household chores, tends to become burdensome over time.
When the land has enough space, a more functional alternative is to keep the bedrooms on the ground floor and reserve the upper floor for a mezzanine, office, intimate room, or occasional use area. Thus, the project preserves the aesthetic of a two-story house but avoids making the family’s rest dependent on stairs every day.

Two kitchens can double the work
Another point that requires attention is the decision to build two kitchens: one indoor and one gourmet. The idea seems practical for hosting guests, but it can create a duplicated routine of cleaning and organization. Even when only one kitchen is used for cooking, the other ends up accumulating glasses, objects, dirty countertops, and daily maintenance.
A more efficient solution could be a single kitchen integrated with the outdoor area, separated by large glass doors. This way, the environment remains closed for everyday use but can be opened during leisure moments, barbecues, visits, or family gatherings.
TV room is still missed in modern homes
The absence of a TV room can also become a problem. In many current projects, the main room is designed as a social space, without a television. However, a small room dedicated to TV helps when there are guests, children, longer visits, or moments when part of the family wants to watch something without occupying bedrooms.
The mistake is not in giving up the TV in the living room, but in not planning any space for this function. A compact room can already meet the need without compromising the rest of the project.
Single flooring enhances the house and improves the sense of continuity
Choosing different flooring for each room is another common regret. When the living room, bedrooms, kitchen, bathrooms, and garage receive varied coverings, the house can lose visual unity and appear more fragmented.
In many cases, opting for a single type of flooring in social areas, circulation, and bedrooms makes the property more elegant, spacious, and visually leveled. The ideal is to evaluate safe and practical materials, such as satin floors for indoor areas, keeping non-slip coverings only where necessary, such as bathrooms, laundry rooms, and balconies.
Pool and outdoor area should be included in the project from the start
Leaving the pool for later can be costly in terms of disruption. Building this type of structure with the house already finished requires the entry of materials, breaking finished areas, circulation of machinery, and adaptation of bathrooms or support spaces.
When the family already knows they want a pool, the best approach is to plan everything together with the main construction, even if the execution needs to be organized in stages. This avoids improvisation, reduces mess, and decreases the risk of problems in annexes built later.
Installations for future equipment need to be anticipated
The dishwasher is another example of an item that should be considered in the project, even if it is not purchased immediately. Without a water point, sewage, and planned space in the kitchen, the equipment may end up installed in an improvised location, like the laundry room, making its use less practical.
The same applies to air conditioning, filters, extra outlets, internet points, external lighting, cameras, automation, and other features that may be added in the future.
Integration between living room, dining room, and kitchen should be well evaluated
Integrated environments can facilitate cleaning, improve interaction, and enhance the home’s aesthetics. The fear of having the kitchen visible to guests is common, but it does not always justify creating barriers that limit circulation and the sense of spaciousness.
Before closing off walls, it’s worth simulating the family’s routine, the use of the kitchen, and the way of hosting guests. In many projects, integrated living room, dining room, and kitchen make the property more functional and pleasant.
The choice of land also deserves special attention. View, house position, future neighboring constructions, and the location of bedrooms can directly affect the living experience. Therefore, researching, talking to professionals, and imagining the family’s real routine are steps as important as choosing beautiful finishes.
