Survey with 76 Thousand Listings in 35 Cities Shows Condominium Fees Reaching R$ 3,6 Thousand per Month, Exceeding the National Average of R$ 1,1 Thousand by More Than 220% and Revealing Curiosities Like Costs of Up to R$ 15 per Square Meter in Smaller Properties
The neighborhood Jardim Europa, in the southern zone of São Paulo, leads the national ranking of the most expensive condominiums, with an average monthly fee of R$ 3,576 in July, a value that is more than three times the Brazilian average of R$ 1,1 thousand. Information from EXAME.
This data is part of a survey by Loft, published exclusively by EXAME, which analyzed about 76 thousand active listings for sale and rental of residential properties on digital platforms, covering 35 of the largest Brazilian cities.
The research reveals a strong concentration of high-cost condominiums in São Paulo and Rio de Janeiro, with only one exception outside this axis among the top ten: the Belvedere neighborhood in Belo Horizonte.

Belvedere ranks second in the national ranking, with an average condominium fee of R$ 3,418, ahead of noble areas in São Paulo like Vila Nova Conceição, Alto de Pinheiros, and Higienópolis.
According to Loft, these neighborhoods concentrate high-standard developments, with premium services such as specialized security, complete gyms, sports courts, climate-controlled pools, and integrated leisure infrastructure.
In Jardim Europa, aside from services, factors such as few apartments per floor and exclusive green areas contribute to reducing the distribution of expenses and increase the monthly cost per housing unit.
In Belvedere, large club condominiums and luxury vertical buildings aimed at high-income families prevail, consolidating the neighborhood as a premium real estate hub in Minas Gerais.
The analysis also considered the value of the condominium fee per square meter, a metric that highlights the proportional cost impact on smaller properties, especially in central and coastal regions.
In this context, neighborhoods in Rio de Janeiro lead, with Leblon and Ipanema showing the highest values per square meter, reflecting more compact apartments combined with high-standard services in the buildings.
Loft points out that this profile explains why smaller properties may have proportionally more expensive condominium fees, even when the total monthly amount seems lower than that of neighborhoods with larger apartments.
