Planned as a high-standard residential development, with about four apartments per floor, the Residencial Liége was supposed to change the Altiplano skyline, but financial problems linked to GBM interrupted the construction. Buyers assumed judicial possession of the work and are still seeking resources and a definitive solution.

Built in one of the most valued areas of João Pessoa, the Residencial Liége was supposed to become one of the tallest and most luxurious buildings in the capital of Paraíba. However, the project turned into a huge concrete skeleton, with dozens of empty floors and buyers who have been waiting for years for a solution.

Images published by the Drone Potiguar channel on YouTube, on June 20, 2026, show the current situation of the construction in the Altiplano neighborhood. Viewed from above, the tower draws attention not only for its size but also for the contrast with the completed buildings around it.

The development began construction around 2011 by GBM Engenharia. The disclosed plan envisaged a high-standard residential tower, with approximately 50 to 55 floors, a height close to 200 meters, and capacity for up to 196 apartments.

Project promised exclusivity in Altiplano

The proposal envisaged about four apartments per floor, a feature that helped position the Residencial Liége as an exclusive development. The location also reinforced this image: Altiplano concentrates tall buildings, luxury apartments, and some of the most valued properties in João Pessoa.

According to information echoed by Portal da Capital, the initial estimate was that the work would cost approximately R$ 28 million. At least 131 apartments were reportedly sold before the building’s completion.

The same survey indicated that the construction company would have raised about R$ 45 million through the sale of units and bank loans. However, the apartments were not delivered, and the development became the subject of legal disputes.

The structure reached an advanced stage. In the images taken by Drone Potiguar, it is possible to observe floors with internal partitions, floors, frames, balconies, and construction materials that remained in the building after the halt.

Despite this, the video does not present an updated technical report capable of informing what percentage of the work was effectively completed or if the structure can be resumed immediately.

Bank Loan May Have Triggered Financial Crisis

The most detailed explanation about the interruption was presented by the newspaper A União in March 2025. According to lawyer Daniel Braga, representative of the Association of Property Buyers of Residencial Liége, GBM faced problems related to a loan contracted with Banco do Brasil.

According to the representative, the interest on the operation exceeded the company’s payment capacity. The financial crisis may have compromised the progress of the project until activities were definitively halted in 2017.

A União also reported that GBM was eventually removed from leading the project by court decision. The association formed by the buyers gained possession of the construction and began discussing alternatives for the future of the building.

The construction company also tried to transfer the debts linked to the construction to the buyers, including the obligation related to Banco do Brasil. This charge, according to the newspaper, was denied by the court.

In March 2025, the buyers were preparing an assembly to discuss possible additional contributions, reimbursements, and the search for new financing. Among the options considered were transferring the project to an investor or hiring another construction company.

Equipment Installed at Height Raised Concerns

Another chapter of the case involved the crane and rack elevator used during construction. As reported in the Drone Potiguar video, a court decision in 2021 required GBM and Banco do Brasil to arrange for the removal of the equipment due to safety risks.

In 2022, the João Pessoa City Hall also reportedly joined the process to demand urgency in the removal. In recordings made in June 2026, the crane and elevator no longer appear installed on the tower.

The images, however, reveal broken or missing windows, pieces scattered across the floors, areas exposed to the weather, and a large amount of abandoned material. The drone also captures parts of the parking lots and lower structures of the building.

Giant Remains Without Defined Destination

In a report published in March 2025, CBN Paraíba classified Residencial Liége as the tallest skyscraper in the state and highlighted that the project had been announced as an imposing project for a city in full real estate expansion.

A União drew attention to the financial and psychological impacts caused by interrupted residential works. In the case of Liége, families invested resources in apartments that, many years later, they still could not occupy.

As of the most recent information available from the consulted sources, there was no confirmation of the resumption of works, hiring of a new construction company, or definition of a schedule for completion.

There is also no definitive decision in the cited sources that mandates the demolition of the building. Any resumption will depend on updated structural evaluation, financial resources, and resolution of legal disputes and debts related to the project.

Until these conditions are met, the Residencial Liége remains the largest unfinished construction in Paraíba: a skyscraper that was supposed to symbolize luxury and growth, but ended up becoming a permanent reminder of the risks faced by those who bought a property still under construction.

YouTube video

Sources consulted: the Drone Potiguar video records the visual condition of Residencial Liége in June 2026 and reports data on dimensions, units sold, equipment, and the legal proceedings of the project. The União confirmed that the construction has been halted since 2017, attributed the crisis to the bank loan, and informed about the removal of GBM, the possession obtained by the association, and the search for investors. The CBN Paraíba presented the building as the tallest skyscraper in the state and addressed the buyers’ plight. The amounts of R$ 28 million, R$ 45 million, and the sale of at least 131 units were echoed by the Portal da Capital based on a previous video about the project.
