With Properties Priced Up to R$ 25 Million, Balneário Camboriú Attracts Neymar, Billionaires, and Investors Seeking Extreme Luxury, Exclusivity, and a Breathtaking View of the Atlantic
The YouTuber João Curry visited some of the most exclusive addresses in Balneário Camboriú to understand why the Santa Catarina city has become the preferred destination for businesspeople and millionaires.
On a tour of properties ranging from R$ 1 million to R$ 25 million, he revealed what differentiates each price range and the profile of investors in these apartments that symbolize status, comfort, and constant appreciation.
From the R$ 1 Million Apartment to the R$ 3 Million Apartment
The visit started at a R$ 1 million property, standard and aimed at seasonal rentals on Airbnb. The apartment, measuring 70 m², features a living room with a view of the leisure area, two bedrooms — one with a Jacuzzi — and a separate bathroom.

Despite its modern style, Curry considered the price high for what it offers but acknowledged that it serves as a reference for the minimum cost of living in the country’s most verticalized city.
Next, the YouTuber presented the R$ 3 million apartment, featuring a panoramic view of Barra Norte and custom furniture.
The master suite is spacious, with automated curtains and a TV embedded in the wall.
According to him, the property is available for both purchase and rental via Airbnb, highlighting the balance between comfort and sophistication that characterizes the mid-range properties in the area.
Yachthouse: Luxury and Height at Neymar’s Address
The tour elevated its standard at the Yachthouse by Pininfarina, the country’s most famous building and a symbol of Balneário Camboriú.
With a height of 290 meters, the twin towers house apartments priced between R$ 8 million and R$ 15 million, reaching the player’s penthouse Neymar, valued at over R$ 30 million.
Accompanied by real estate agent Guilherme Pilger, Curry highlighted the high-quality finishing and exclusivity of the building, which features four high-performance social elevators — two per unit — and travels from the ground floor to the top in just 55 seconds.
Pilger explained that the buyer of this type of property is not only looking for a residence but also an investment: “The client knows that the value will double in a few years, so they buy thinking of resale.”
An apartment at the Yachthouse can rent for R$ 50 thousand a month. The leisure area spans 10,000 m² facing the sea, although it was not filmed out of respect for the residents’ privacy.
Between R$ 12 Million and R$ 15 Million: Exclusivity and Open Views
The next stop was the Edifício Vitória, where an apartment is valued between R$ 12 million and R$ 15 million. The property has two entrances — social and service — and spacious rooms with a glass-enclosed balcony.
The master suite offers direct sea views, with a bathtub positioned in front of the scenery, and the owner stated they would only accept offers starting at R$ 15 million.
It’s the only one among those visited available for annual rental, which, according to Curry, makes it a rare option among luxury properties in the city.
Why Balneário Camboriú Became the Refuge for Millionaires
Broker Guilherme Pilger attributed the city’s success to a combination of factors: quality of life, mild climate, gastronomy, security, and unique properties. For him, Balneário Camboriú is “a bubble within the country,” resembling first-world destinations.
The city also has one of the highest densities of brokers per square meter in Brazil, and the market remains hot. Pilger explained that there is even space for those starting in the profession:
“There are brokers making R$ 40 thousand or R$ 50 thousand a month. Those who understand the client and build relationships can grow fast.”
He emphasized that, in the luxury segment, networking is more important than marketing. According to the broker, 70% of sales of properties above R$ 20 million depend on direct relationships with potential buyers.
The One Tower and R$ 12 Million Properties
At the One Tower, which until 2024 was the tallest building in Latin America, Curry showcased a decorated apartment of 194 m², with four suites and service quarters, valued between R$ 12 million and R$ 13 million.
Even used as a showroom by the developer, the property is sold with all new furniture and high-quality finishes.
The broker noted that apartments at this level emphasize leisure experiences: pools, jacuzzis, and gourmet areas integrated with the sea view. The buyers’ priority is the status of the building, followed by the internal layout and size of the suites.
The Jump to R$ 20 Million
Next, Curry discovered a 300 m² oceanfront apartment, valued between R$ 19 million and R$ 20 million.
The property includes four suites, a hot tub, two sinks, and two showers in the main bathroom — items considered standard in the premium segment.
There is also an exclusive elevator for iFood deliveries, service quarters, and ample parking spaces.
The commission for a broker on such a sale can reach 6%, which would yield around R$ 1.2 million.
The taxes are also impressive: the ITBI, at around 3%, amounts to R$ 600 thousand for a R$ 20 million property, while the annual property tax (IPTU) is around R$ 20 thousand.
R$ 25 Million Penthouse: The Pinnacle of Luxury
The highlight of the visit was a R$ 25 million quadriplex penthouse, featuring seven suites, nine bathrooms, and six parking spaces.
With 600 m² private, the property has an internal elevator, living room, office, beer tap, hot tub, home office with a sea view, and a main suite of 80 m², with a closet and monumental bathroom.
Fully furnished and decorated, the penthouse includes a TV embedded in a mirror and one of the most privileged views of the coastline.
The estimated monthly rent is R$ 40 thousand, while the commission on the sale would exceed R$ 1 million.
Between Status and Quality of Life
In the final conversation, Curry asked Pilger about the true meaning of investing in such properties: “Does money buy happiness?.”
The broker answered without hesitation: “It helps a lot. Waking up facing the sea gives you a unique quality of life. It’s not just about status.”
Balneário Camboriú, according to Curry, represents a refuge of security and exclusivity in a country marked by inequality and violence.
“It’s like we’re in another country. A place where you can walk calmly and feel lightness in the streets. That’s what millionaires seek — in addition to appreciation and the feeling of achievement,” he concluded.
In closing, the YouTuber admitted that even if he had millions, he might not buy such a property, but confessed: “If I had to choose one, I think it would be cool to live under Neymar.”
