Neymar expanded his activities outside of football by associating NR Sports, a company linked to the player and his father, with DUE Incorporadora in a high-end real estate project on the coast of Pernambuco and Alagoas.

Named Rota DUE Caribbean Brazilian, the initiative foresees 28 developments and has a General Sales Value estimated at R$ 7.5 billion, according to information released by the developer and reported in news outlets.

The plan covers a coastal strip of about 100 kilometers, with developments distributed among beaches such as Porto de Galinhas, Carneiros, and Guadalupe in Pernambuco, as well as Maragogi, Antunes, Burgalhau, and Japaratinga in Alagoas.

The proposal brings together second home properties, accommodation, services, leisure, and tourist experiences in areas already included in the itinerary of visitors seeking beach destinations in the Brazilian Northeast.

Billion-dollar project targets high-end tourism in the Northeast

In the partnership, Neymar appears as a partner and also as a commercial promotional figure of Rota DUE, in a strategy that associates the development with the international image built by the athlete throughout his football career.

According to information released by the route itself and the developer, the project aims to stimulate the economic and tourist development of the region, with job creation, attraction of investments, and encouragement of local businesses.

Presented as a set of real estate and tourist developments aimed at the high-end public, the initiative foresees residential structures, integrated services, and leisure areas at different points along the coast of Pernambuco and Alagoas.

With this configuration, DUE intends to organize a route of accommodation, leisure housing, entertainment, and experiences along the northeastern coast, using destinations that already receive national and foreign visitors.

Although the name “Brazilian Caribbean” is used as a commercial identification, the route relies on beaches already known for tourist activities, visitor circulation, and the provision of services related to seaside leisure.

Maragogi, Carneiros, and Porto de Galinhas are among the destinations associated with clear waters, natural pools, regional cuisine, and nautical tours, features often used in tourism promotion campaigns in the Northeast.

Initially, the DUE Route was structured with 28 enterprises distributed across selected beaches in the two states, in an operation that involves areas of Pernambuco and Alagoas in the same commercial planning.

In Pernambuco, the route includes Muro Alto, Porto de Galinhas, Praia do Cupe, Guadalupe, and Carneiros, regions that already have tourist flow and offer properties aimed at leisure and seasonal stays.

In the Alagoas section, the project reaches Maragogi, Antunes, Burgalhau, and Japaratinga, points that also integrate beach tourism circuits and receive visitors attracted by natural pools and accommodations close to the sea.

According to the official DUE Route page, the project already had 11 launched enterprises, updating the previous reference to ten residential developments in the region.

Among the names linked to the expansion are residential projects and leisure structures intended for buyers interested in houses, apartments, or units for tourist use in coastal areas.

DUE informs that the route brings together accommodation, services, entertainment, and activities related to local tourism, with an operation designed for temporary residents, tourists, and real estate investors.

The proposal also foresees ecological tours, sports and nautical activities, as well as initiatives related to regional gastronomy and culture, as part of the attempt to connect the real estate operation to the existing tourist flow.

Enterprises advance in stages until 2037

The project implementation occurs in phases, with deliveries and launches distributed over the coming years, according to information released by the developer and reports on the partnership.

A report from ge stated that the overall completion is expected by 2037, with 28 developments in total and estimated revenue exceeding R$ 7 billion throughout the implementation cycle.

The same investigation indicated that part of the units would be delivered in stages, while the other projects would progress gradually, with a forecast of three developments per year.

On the official Rota DUE page, the company mentions expected deliveries and recent milestones of the project, such as Praia Exclusive, in Muro Alto, with delivery indicated for December 2025.

Also listed among the developments is NoMar Carneiros Ecoliving, at Praia dos Carneiros, with a forecast informed for January 2026, within the schedule presented by the route itself.

This data indicates that the expansion combines already announced launches with still scheduled stages, in a plan that depends on the execution of the works and the commercialization of the units.

Villa Carneiros is part of the list of developments associated with the route and includes beachfront units with a leisure-oriented structure, according to information released by the developer on its official channels.

The effective dimension of this impact, however, depends on the execution of the works, the pace of property occupation, the hiring of local labor, and the coordination with the involved municipalities.

So far, the available public information details goals and programs announced by the developer, but does not present consolidated reports on job creation, revenue, or municipal economic effects.
