Located at the top of the awarded Rusutsu Resort in Hokkaidō, the luxury village designed by Snøhetta combines Zen-inspired architecture, a snowy landscape, and a hybrid ownership model, promising to redefine high-end tourism in Japan starting in 2026
Amidst snow fields and the pure air of the mountains of Hokkaidō, Japan, a new luxury village promises to transform the hospitality experience. Situated at the top of the Rusutsu Resort, one of the country’s most renowned ski destinations, the construction will occupy 2,281.24 m² and was designed by the prestigious architectural firm Snøhetta.
Balance and Exclusivity at Great Heights
With eight bedrooms and four bathrooms, the project adopts the astronomical concept of “zenith” to create a space that balances mind, body, and spirit.
The village will be built at the summit of the West Mountain, offering a panoramic view of Mount Yotei, known as the “Mount Fuji of Hokkaidō.”

Luxury and Innovation in the Hospitality Model
Valued at $7.7 million — around R$ 42 million — the property is part of the Not a Hotel group, known for reinventing the concept of hospitality in Japan.
The model allows members to acquire a residence and also use it as hotel accommodation when unoccupied.
Furthermore, the brand takes care of maintenance and operations, ensuring a worry-free experience.
Sales are expected to begin in the summer of 2026, solidifying the project as a new symbol of sustainable luxury in the Japanese mountains.
